A rebounding economy, stable and relatively low interest rates, and renewed confidence in the future have combined to attract many people to the home buying market. The 1983 housing starts in Illinois were nearly double the figures for 1982, reflecting the improved residential market. The sale of existing homes has also risen to its highest level in several years. r- The market's turnaround has made it possible for more people to enjoy the tax advantages and appreciation that go along with home ownership. Statistics from the National" Association of Realtors show many homes have doubled in market value in 10 years or less. Owning a home will continue to be a good investment because it offers big tax incentives, a U ealtors JVECORD ?cord dl inci record d&4ncreasing value often a relatively small dowi^ payment to get started. According to the National Association of Realtors, new home prices in-s Illinois rose about four percent in 1983 to an average of $84,600S^NAR predicts this .year's price in crease will be about 5.4 percent, bringing the state's average new home price to.about $89,100. People who buy a home now will have a significant financial advantage over those who wait until next year, just as those who bought a home in 1983 are a year ahe&d of those who buy now. Even though the population lues to grow and housing starts have made strong recovery from recent years, the number of housing units in Illinois is decreasing. The total dropped by about 4,000 units from 1982 to 1983, and is ex pected to decrease by another 3,000 units this year. The number of people in the prime home buying age group (25 to M years) is becoming the largest segment of the t >ulat}on. An increasing mbef of people and a decreasing number of housing units will almost certainly cause housing costs to rise. But right now homes are affordable for many of the people who had been squeezed out of the market by the tight economy a few years ago. More stable interest rates, a greater variety of types of mortgages and increases in people's incomes are making the dream of home ownership an affordable reality. People neqd to realize there are opportunities in today's market which they might not see again for several years. Right now there is still a wide selection of homes available on the market. People are finding that the prospect of buying and owning a home is certainly worth another look.
