Condominiums ap­ peal mostly to young people wishing to break into the housing market and older couples whose children have left home. Con­ dominiums also are popular as se­ cond homes in the mountains, the vfoods or at the seashore. . In general, the purchase of a condominium includes buying a residential unit and sharing in the common facilities which include tfie hallways, laundry room, pro­ perty, roads0 and perhaps a clubhouse, swimming pool or ten- nps courts. In addition to the mor­ tgage payment, there is generally a monthly condominium fee to cover maintenance costs for these areas. While there are financial and tax benefits, there are some drawbacks involved in owning a condominium. A condominium in­ cludes both individual and shared property rights, so there may be rules, for example, which prohibit ealtors ECORD peT s or the use of a grill on your balcony. Before you buy a-condominium, check the association's bylaws and the master deed for restric­ tions on how you can use the pro­ perty. The bylaws are written to serve the interest^ of all owners and the community. Be sure you understand how the condominium documents may affect your lifestyle and your ability to resell the unit {n the future If you are considering a con­ dominium, make note of the condi­ tion of the surrounding property. If it looks like the roof might need to be replaced, keep in mind that all owners share in replacement costs for common elements. For this reason, it is important to look at the finances of the con­ dominium. If there is no budget to cover roof replacements, you may be affected by a special assess­ ment placed on all unit owners to cover the costs for such roof replacements. A condoiminium association should budget for major repairs and have funded reserves for emergency replacements. When reviewing the financial status of the association, check to see if the maintenance fees are current for the unit you are buying. Other­ wise, unpaid fees may become your responsibility. S o m e c o n d o m i n i u m developments lease their common facilities instead of owning them. If this is the case, future increases in lease payments could affect your monthly condominium fee. Make a point of visiting the com­ plex on your own and ask residents how they feel about their home, the neighborhood and the responsiveness of the con­ dominium association to meeting their needs as individuals. The majority of condominium associations are well run, but you should review all of the con­ dominium documents before you sign a purchase agreement. If you decide to buy, you may wish to become directly involved in the activities of the association by at­ tending meetings or by becoming a member of the board of direc­ tors to better protect your in­ terests.
