Camping used to mean laying out a sleeping bag under the stars. It was an activity only for the young and hearty. But today recreation vehicles of all shapes and sizes are a common sight on the American camping scene. People of all ages, from all walks of life, enjoy the camping lifestyle. Campgrounds, which used to provide a place to lay out a sleep­ ing bag or set up a tent, but little else, are now often wonderful vacation destina­ tions. Campgounds have changed significant­ ly. In fact, some aren't even cam­ pgrounds anymore -- they're "camp resorts." Campgrounds, in general, have been increasing in size and are providing more amenities for campers than ever before. It's fairly common now for campgrounds to have stores, laundry rooms, reereation centers, modern shower facilities, movies and swimming pools. More and more campgrounds are also offering ex­ tras such as on-site RV rentals, stocked fishing ponds, jogging trails, boat ren­ tals, RV repair service and even babysit­ ting. And campgrounds still are not very ex­ pensive -- according to a recent report by the international CPA firm Pannell Kerr Forster, the average cost of campsites in 104 cities was less than $11 compared to $50 for hotel and motel rooms in those same cities. The new trend in camping is the development of luxurious camp resorts. They offer facilities such as health clubs, hot tubs, outdoor and indoor pools, tennis and racquetball courts, miniature golf courses, fish-stocked lakes and cable television hookups. There are currently approximately 450 resorts located throughout the country. Camp resorts are different because they offer campers an opportunity to pur­ chase an interest in the facility. There are two basic types: membership resorts Mid ownership resorts, with many varia­ tions of both. Buying memberships in camp resorts is currently the most popular trend. A resort with 500 sites will generally sell between 7 and 15 memberships per camp­ site, or 3,500-5,500 memberships in the resort. Members have the right to use any campsite in the resort on a space available basis, with reservations usual­ ly required. The average price for membership camp resorts is $5,000 for 30- 40 years or a lifetime membership. In an ownership camp resort, sometimes called a condominium cam­ pground, the number of sales will equal the number of sites, as the purchaser ac tually owns a "piece" of the resort Owners typically leave their RVs parkec on their campsite even when they're no in actual use.
