WINNETKA WEEKLY TALK, SATURDAY, AUGUST 1, 1925 ----_-- -- NEWS OF INTERES T IN REAL ESTATE AND BUILDING FIELDS MANY QUERIES FOR HOMES HERE Real Estate Folk Receive In- quiries from People in Distant Places MOVING TIME COMING The Inevitable Bargain- Hunters Also on Hand Home-seekers from other states as well as those from Chicago and Illinois towns have been keeping local real estate men on the jump during the past week. An unprecedented flood of inquiries, in person, by telephone and by letter have reached the north shore lately from people whose working places have recently been transferred to Chi- cago or its environs. The fame of the north shore as an ideal place for resi- dence seems to have gone far and wide, for these people, in large num- bers, seem to have heard of Wilmette, Winnetka, Kenilworth, Glencoe and other lakeside villages. A number of inquiries come from New York. One office reports inquiries from St. Louis, Cincinnati, and Cleve- land; another, from Pennsylvania and West Virginia; Tennessee, Wisconsin, Michigan, Arkansas and Kansas are also mentioned. The approach of October 1 and the expiration of leases is already stirring the forehanded section of the country's population toward hunting new homes, say the real estate men. Many who have taken advantage of low summer rentals are looking for- ward to the approaching time when they must seek domiciles of a more permanent nature. Winter's approach brings visions of a north shore home, with crackling fireplace, to replace the flat of last year. Great Bargain Hunters Among the visitors to real estate row in Wilmette lately have been a number of people who make annual pilgrimages to north shore real estate offices without ever buying or rent- ing. These have puzzled the dealers somewhat. But they have shown them about patiently, hoping valiantly as only real estate dealers can hope. One such party, upon being questioned as to his real purpose on these annual visits, frankly stated that he was just waiting to take advantage of a "good buy" resulting from someone's having to sell at a time of acute financial dis- tress! Bungalow-seekers are meeting with unusual difficulties this year. Avail- able bungalows are scarce at certain seasons. North shore homes are often larger than the newcomers' desire while such bungalows as exist have been built recently by those intending them for their own permanent occupancy. Out of the large number of inquiries, the dealers report many an interested nibble and a few real bites. The north shore's attractions are still meeting with favorable appeal and with such Wanted Several homes on North Shore. clients waiting. the Have North Shore Real Estate Co. 418 Linden Ave. Phone 2778 Before You Leave On Your Vacation Protect Yourself and Family with an Accident Ticket For 25c It Pays $5,000 For Accidental Death. $5,000 For Loss of Both Hands or Feet. $2,500 For Loss of One Hand or Foot. $25.00 Per Week for Total Dis- ability up to 52 weeks. $15.00 Per Week for Partial Dis- ability up to 26 weeks. The end of the mid-summer lull seems to be in sight, they say. Now for some real business! DEALERS RUSH FLORIDA-WARD Boom in Southland Attracts Local Brokers Where are our real estate men tonight? In Florida! The balmy state of oranges and real estate dealers now has an imposing list of local dealers to boost it on to suc- cessful development. Hardly a week passes that some Wilmette dealer does not hit the trail to the land which made beaches famous and hotel rooms expensive. Many have returned, but always with the hint that "I may go back again soon--on business." A. R. Eddington is the latest de- partee for Florida, having left early last week. He is expecting to remain for 10 days or more before returning. "Just looking around down there" is the report from the offices of Edding- ton and Allen on Linden avenue. A wire from the Johnston brothers who are now in Florida, says that things are booming down there. Ho- tels which are usually closed at this season, they report, are now open and full. There seems to be big business just ahead. Leon J. Klein writes to Hill and Wheeler that he is homeward bound from Florida. "Florida is booming," he choruses with the rest. Edgar Phillips is also back from Florida where he has been promoting the establishment of a big golf course near Tarpon Springs. Sawyer Smith, member of the firm of Hill and Wheeler, is returning soon from a week spent in Miami on real estate matters, according to word received recently at the local offices. wandering 5Y,% Money Have funds to loan on choice improved North Shore Suburban residence property at 5%% in- terest. HOYT MANSION PLACED ON MARKET One of the north shore's most valu- able and attractive homes was placed on the market Saturday of last week when N. Landon Hoyt and Sons, 208 N. Wabash avenue, Chicago, announced that "Ash Lodge", 550 Sheridan road, Winnetka, summer home of W. M. Hoyt, 88 year old Chicago pioneer resi- dent, was for sale or rent--preferably for sale. The house comprises three floors, attic and half-basement and contains 33 rooms, including five baths. A large ball room and children's playroom are located on the third floor. The build- ing is of brick, stone and concrete con- struction and situated on property which has a frontage of 400 feet on Lake Michigan, including half of the Oak street private driveway of 16 feet. The property is on a bluff about 40 feet above lake level. It contains space enough for two more residences, it is said, since "Ash Lodge" occupies only 125 feet of the frontage. The entire premises. are beautifully landscaped, sunken gardens featuring the general scheme. Mr. Hoyt, who winters at Green Cove Springs, Fla. is very desirous that some personal friend acquire the property, according to a letter sent out this week by N. Landon Hoyt and Sons. Trees Great Asset to North Shore Brokers "What is the value of a tree, well- grown and properly-placed, on a Wil- mette home-site?" we asked local real estate dealers this week. "It's impossible to estimate," ad- mitted one dealer. "So much depends, in selling a home, upon a complicated array of circumstances. But it is my experience that a tree, or trees, are almost absolutely necessary to sell FIRST LEARN TO ACT! OW often have you heard a man say, "If I only had bought that property when I had a chance." When people come here to live, it is because they want a touch of the out-of-doors--some green around them, trees, a lawn, a garden, some black earth to dig in and some bushes to prune. "Only recentlv I failed to sell a good house because it had no trees in the yard. I sold another home--not nearly so good--for almost as much. "North shore trees are one of the greatest real estate assets," declared another dealer. "It is not the shape of the houses, the presence of the lake, or transportation which makes it differ from the suburbs of Chicago so much as it is that touch of the primeval woodland which has been preserved for us in our trees."
