18 WINNETKA WEEKLY TALK, SATURDAY, AUGUST 8, 1925 NEWS OF INT FREST IN REAL ESTATE AND BUILDING FIELDS SLUMP BREAKS: BROKERS HAPPY Prospects Bright as Proper- ties Get Moving Fulfilling the optimism of last week, the break in the summer slump in real estate transfers seems to have come this week and for the first time in a month or more a healthy number of business transactions were reported by local dealers. The dealers have no time to sigh in relief, however. They are too busy dashing about with prospective cus- tomers from house to house. Deals which have been hanging fire all sum- mer have been finally closed this week and new transactions have been be- gun in good numbers. There are still quite a few deals, involving some choice bits of north shore real estate, which have been practically com- pleted but not positively closed and ready for announcement. With the increased influx of inquir- ing buyers there has come the dis- covery that available home sites in choice locations have a definite limit on the north shore. Altough many homes are listed for sale. Wilmette property owners seem to be of the per- manent-resident type and are not easily persuaded to part with their homes. This has brought about a condi- tion described here by some dealers as a home monopoly of choice districts by the older residents, and goes far to explain the high values set upon property located in the older residen- tial sections. These high prices are not unreasonable, believe many of the dealers, although outside buyers have difficulty in understanding why they should exist. "Tt is not that the property, in itself, is worth so much," one dealer explain- ed. "But the north shore's older res- idents simply have no thought what- ever of selling. Hence there is a de- finite limit to the number of purchas- able properties and these can be placed at $300 a foot about as reasonably as at $100. It is an unusual form of monopoly, but it exists. Possibly it will force a more rapid development of the newer sections of the com- munities." There is also evident in real estate deals a decided tendency toward clear- ing up of incumbrances on properties. A number of such transactions are known to have been completed this week. The clearing up of mortgages is, in' the dealer's eye, first cousin to the purchasing of new property. In Gage's subdivision, Wilmette, lots 4 and 5, block 5, were transferred from Paul Reshke to George F. Gonsalvec. Part of lot 1, block 11, in Wilmette Wilson addition, was sold to Edwin Wagner by Agnes G. Manning, June 24. Edward T. Leonard, prominent builder, is named as the purchaser of George C. Baugh's property consisting of lot 3, block 39, in the Winnetka Provident Mutual Land association's subdivision. Mr. Baugh is expecting to change his residence to Chicago, according to current reports. Frederick W. Henkel purchased the Carl J. Sterner property lot 30 of block 12, Winnetka, July 18.
