Not for long. The signs are already up as realtor Royal LePage and developer The Metrontario Group go shopping for peo ple to move into what will be the first retail/commercial building to be built in the Uptown Core. It will be on the comer of Taunton Road and Oak Park Boulevard -- what's to be the future main street of the new uptown. The four-storey building will boast First building ready for occupancy next year ground floor retail and upper storey offices and will open for business in 2002. However, the Uptown Core itself won't be complete for another 20 to 30 years. The Uptown Core will be a "work ing, shopping, living, playing environ ment," said Marc Danko, of Royal LePage, which is marketing the new building for Metrontario. That's what the community is being marketed as, too -- just look for the bill boards as you drive along Dundas Street. It's been dubbed an urban village. And age won't matter in the Uptown Core because not only will the area offer a mix of housing and employment, it will also be home to Halton Region's new 228-bed, long-term care facility for seniors that is slated to open in late 2003. The seniors' home will be built in the area bounded by Sawgrass Drive, Parkhaven Boulevard, Oak Park Boulevard and Georgian Drive. It will feature a hair salon and restaurant that will also be open to the public. On Oak Park Boulevard, Danko envisions an eventual main street that resembles the town's downtown areas with ground floor retail and upper storey offices. The Metrontario Group has been developing in Oakville since the 1950s. Currently, it's developing all the land from Trafalgar Road to Sixth Line and from Glenashton Drive north to Dundas Street. "What makes this a bit unique is the intention to build a mixed uses main street and this is what we're hoping will be the first building," said Metrontario general manager of development Paul Mondell. The symbolic first building is on the main street that will serve as a transition between the nearby big box retailers and the ever-expanding residential neigh bourhood. It will also house shops that will serve the residential neighbourhood. "We've got close to 500 families who are anxiously awaiting the day when they can walk up for a coffee or their dry-cleaning or to shop," said Mondell. Everything in Oak Park is designed to be about a five-minute walk, he said. "It's a planned community with increased high density residences in addition to standard residential," said Royal LePage's Mark Pretty. Mondell said the Uptown Core calls for 4,500 residential units, 1 million sq. ft. of retail and several million sq. ft. of offices. Rear lanes and detailed, street-front housing designs lend the area to having what Mondell describes as a "pedestri an-friendly streetscape." However, Mondell admitted, "The community has to mature before we start doing a lot of this." Meanwhile, a major feature of the Uptown Core is the majestic Wellspring cancer support centre and ponds in the 35-acre Central Park. It has taken the Uptown Core 15 years to get all the approvals from the Town of Oakville. And, while Metrontario has been developing housing within Oak P ark,. it's now preparing to focus on the rest of the Uptown Core. "The leasing is starting. The site work is already being done and we've got the site plans," said Danko of the first retail/commercial building. The building will offer retail loca tions from 1,500 to 20,000 sq. ft. in size. Office space can be leased for as small an area as 1,000 sq. ft. to as large as 60,000 sq. ft. The mix of big box retailers and storefront retail is following, albeit lag ging behind, trends in the United States that have veered away from indoor shopping malls which, Mondell said, are a "phenomenon of the '70s and '80s." Instead, the Uptown Core envisages, "a fully integrated community including freehold and condominium residential developments clustered around a com mercial and institutional core, highlight ed by a mixed use main street and com plemented by office uses and a large urban park." If all goes well through Town of Oakville approvals within the next few months, the proposal would see a 10,97 l-sq.-metre store built with park ing for 591 cars.
