With mortgages at their lowest cost in a quarter of a century, house prices down signiï¬cantly and 5 per cent down payments acceptable to all money lenders, the income requirements to buy the average home in the Oakville area have been reduced by 52 per cent in the past three years! The average resale home in the Toronto area sold for $247,884 in July of 1990 and sold for $209,607 in July, 1993. The one year mortgage rate was 14.25 per cent in '90 and 6.5 per cent last month. Monthly principal and interest costs were $2,659 in July of 1990 and $1,264 last month, a reduction of 52.4 per cent in carrying costs. First time buyers are easily the most active segment in today's slow real estate market. A starter home in 1990 cost $192,030, based on CMHC‘s mortgage insurance market and required an income of $80,540 to carry with a 10 per cent down payment. The average starter townhouse in the greater Toronto market is priced at $135,000 and can be carried with a $45,000 annual family income. Twenty-eight per cent of those aged 25 to 44 renting accommodation in the Toronto area at the start of this year could afford to buy a home, new or resale in this market. At the start of 1990, only 6.3% of renters could afford to buy a home. And affordability has improved again since the start of this year, since mortgage rates have come down another full percentage point since then. Due to the recent increase in sales of condominium units, the signals are deï¬nitely there for a healthy housing market this fall. I . Alkenheads WAREHOUSE
