In accordance with the requirements for Schedule B projects within the Class Environm ental Assessment (E. A.) for M unicipal Road Projects, the Town of Oakville is inviting public input and comment for incorporation into the planning o f this facility retirement project. Background materials and informa tion on this proposal are combined with a related Schedule C - Class E.A. Project for the construction o f a new Central Operations Facility for the Public Works Department at 1140 South Service Road West and 777 Redwood Square. In combi nation with facilities also intended to accommodate Parks Maintenance Operations, Forestry Operations and Oakville Hydro fleet maintenance operations, the total project is expected to be completed by the end o f 2000. This project is being planned under Schedule C in accordance with the requirements of the Class Environm ental Assess ment for Municipal Road Projects. A drop-in / open house public review meeting will be held to receive input from interested persons and to solicit comments on the proposal. Official Plan -- The Official Plan (Figure R, West Oak Trails Community) designates the subject lands as Residential Low Density 1, Residential Low Density 2, Elementary School, Place of Worship and Natural Area. The lands are included in Phase B of the Sub-Phasing Plan included in Official Plan Amendment 171, which was adopted by Council on December 6,1999. Zoning -- The site is currently zoned A, Agricultural. Proposal/Background -- The applicant has submitted an application for an Official Plan Amendment relating to switching the density of residential development on two portions of the land. The areas of the two sites are approximately equal and involves a slight increase of 2.84 units per site hectare on one site and a decrease of 5.1 units per site hectare on the second site.. Concurrent applications have also been submitted with respect to rezoning of the property from A, Agricultural to various residential, open space and institutional zones to permit develop ment of the lands in accordance with a draft plan of subdivision. The draft plan of subdivision contemplates 239 detached dwellings, 33 townhouse units and 59 apartment dwelling units. The draft plan also includes blocks of land for an elementary school, open space and a place of worship.
