The town's planning and development council heard from Can-China Real Capi-from Can-China Real Capi-f tal Inc., during the Tuesday, Aug. 6 council meeting that the developer wants a zon- ing amendment that will permit the construction of a 26-storey and 12-storey mixed use (residential and commercial) building at 157 Cross Ave. The proposed structure would feature 252 residen- tial units, 289 square metres of retail space and 579 square metres of office space. Of the 252 units, 87 would be single bedroom and 165 would be two-bedroom. In a report to council, Heinz Hecht, the town's manager of current plan- ning, said the subject lands are located within the Mid- town Oakville Growth Area, which is planned to accom- modate significant intensifi- cation to meet prescribed provincial, regional and mu- nicipal targets. The 0.382-hectare proper- ty is located on the north side of Cross Avenue, direct- ly across the street from the Oakville GO Station, and is currently occupied by single storey commercial building. It is surrounded by Cross Avenue and the Oakville GOAvenue and the Oakville GOA Station parking lot to the south, a three-storey retail/ office building to the east, a single storey commercial building to the west and a single storey commercial building to the north. Hecht said the zoning on the property permits build- ing heights of up to 20-sto- reys, however, the property is eligible for bonusing - where a developer can pay for additional buildingfor additional buildingf height and density. Those present heard from Can-China Real Capi-from Can-China Real Capi-f tal Inc. representative Bruce Hall, who said the site is un- derutilized given its close proximity to the GO station and presence in the Mid- town Urban Growth Centre.
