MUNICIPALITY OF PORT HOPE PUBLIC MEETING concerning PROPOSED AMENDMENTS to the OFFICIAL PLAN and ZONING BY-LAW proposed by TUCKER CREEK LIMITED TAKE NOTICE that the Council of the Corporation of the Municipality of Port Hope will hold a Public Meeting °n December 12, 2002 at 7:00 p.m. at the Port Hope Branch 30 Roval Canadian Legion Hall. 99 Toronto Road. Port Hope, to consider the proposed amendments to the Official Plan and Zoning By-law proposed by Tucker Creek Limited, under Section 22 and Section 34 of the Planning Act. The subject lands are located in the southwesterly portion of Ward 2 of the Municipality. The lands comprise most but not all of the properties in the general area south of Highway 401, east of East Townline Road, north of the CN/CP rail corridor, and west of the Cameco lands, and is more specifically described as Part of Lots 31 through 34 in Concession 1, and parts of Lots 32 through 35 in Concession 2. The general location of the subject lands is shown on the Location Map below. Currently most of the subject lands are vacant and undeveloped. Some areas are used for agricultural or other rural uses, including two existing farm dwellings. A portion of the lands, in Part of Lot 33, Concession 2, was previously developed as a trailer park, and is currently the subject of Official Plan and Zoning By-law provisions which conditionally permit the use of that portion for the development of 250 "lifestyle/retirement" "lifestyle/retirement" dwellings in a leasehold form of ownership subject to the provision of private sewer and water services, financial agreements agreements and other matters. The purpose of the proposed Official Plan amendment would be to amend the land use designation of the subject property from the. current "Special Residential, Employment Area, Marginal lands, Agricultural Lands and Environmental Constraint" designations ig "Special Residential Area, Neighbourhood Centre Area North, Neighbourhood Centre Area South, Environmental/Open Space Area and Golf Course Area" designations. The proposed "Special Residential" designation would permit a range of residential dwelling types including detached, semi-detached, duplex and row dwellings, as well as home occupations, to a total of 1,700 dwelling units. Within the proposed "Special Residential Area" designation, designation, the "Neighbourhood Centre Area North" would permit related commercial, institutional and/or community uses, as well as a wider range of residential dwelling types including apartments and dwelling units in non-residential buildings. Also within the proposed "Special Residential Area" designation, the "Neighbourhood Centre Area South" would similarly permit a wider range of residential dwelling types including apartments. The "Environmental/Open Space Area" designation would contain hazard lands, environmentally significant areas and passive open space including walking/cycling trails and observation points. The "Golf Course Area" designation would permit the golf course and associated club house and practice facilities, and hotels and inns not exceeding a total of 100 rooms. The purpose of the proposed Zoning By-law amendment would be to amend the current zoning of the subject lands from the current Special Residential One Holding (SR1-h) applicable to Part of Lot 33, Concession 2, and Rural (RU) Zones applicable to the balance of the subject lands, to "Neighbourhood Residential (NR), Neighbourhood Central-North (NC-N), Neighbourhood Central-South (NC-S), Environmental Open Space (EOS), Hydro Corridor (EOS/H), and Golf Course (GC)" Zones". These proposed Zones would permit a range of residential, commercial, institutional and community uses, similar to those that would be permitted by the proposed Official Plan Amendment outlined above. ANY PERSON may attend the Public Meeting and/or make written or verbal representation either in support of, or in opposition to the proposed proposed Official Plan and Zoning By-law amendment. Should you be unable to attend the Public Meeting, your written submission will be received up until the time of the Public Meeting. If you wish to be notified of the adoption of the proposed Official Plan amendment, amendment, you must make a written request to the Clerk of the Municipality of Port Hope at the address given below. If a person or public body that files an appeal of a decision of the Municipality of Port Hope in respect of the proposed Official Plan and Zoning By-law amendment does not make oral submissions at a public meeting or make written submissions to the Municipality of Port Hope before the proposed Official Plan and Zoning By-law amendment is adopted, the Ontario Municipal Board may dismiss all or part of the appeal. Additional information relating to the proposed Zoning By-law and Official Plan amendment, including a copy of the proposed amendment, is available for inspection inspection between 8:30 a.m. and 4:30 p.m. at the Planning Department at the address given below.
