Buying a home is probably the largest and most important purchase purchase most of us will ever make in our lifetimes. Before you buy a home it is essential to do your research! ^Ifadu are purchasing a new home speak with others who 'hire purchased from the same builder. Ask them if they are satisfied with their home and with their experience with the builder. If you are purchasing in a new subdivision, visit the show home/sales office, ask lots of questions. The research you do before you buy will allow you to make the type'of informed choice that will protect you well into the future. Verify what you have been told and observed about the subdivision with the Planning Services Department; don't assume the vacant field will remain that way or become a park. The Municipality strongly encourages prospective purchasers purchasers to visit or contact the Engineering Services Department and Planning Services Department (both are .on 4|yythird floor of the Municipal Administrative Centre at *40,temperance Street, Bowmahville) prior to finalizing their choice of property. Engineering Services staff can provide advice on certain lot features such as sloping, retaining walls, sidewalks, walkways, parking, driveway widths, catch basins, drainage easements, noise barriers, drainage patterns, etc. Planning Services Staff can advise on the requirements for 1 additional features such as, garden garden sheds, decks, and pools and acceptable land uses. We recommend that you become very familiar with ; these sites: Tarion Home Warranty: www.tarion.com/home/ Canada Mortgage and Housing Corporation: www.cmhc-schl.ac.ca/en/co If you are purchasing a home that is in an older subdivision or has existed for sometime, having a home inspection provided provided by a professional is a good safeguard. In addition, determining whether improvements to the home have been made in keeping with the Building Code and Zoning By-law are some of the items that the Planning Services and Engineering Services staff will be able to assist you with. Doing your homework, in advance, can save-you from disappointment disappointment and/or surprises at closing time and. for years to come.
