MUNICIPALITY OF PORT HOPE PUBLIC MEETING ** SJ concerning a PROPOSED AMENDMENT to the OFFICIAL PLAN proposed by TUCKER CREEK LIMITED TAKE NOTICE that the Council of the Corporation of the Municipality of Port Hope will hold a Public Meeting on Thursday July 10, 2003 at 7:00 p.m. in the Council Chambers of Port Hope Town Hall, 56 Queen Street, Port Hope, to consider the proposed proposed amendment to the Official Plan proposed by Tucker Creek Limited, under Section 22 of the Planning Act. The subject lands are located in the southwesterly portion of Ward 2 of the Municipality. The lands comprise most but not all of the properties properties in the general area south of Highway 401, east of East Townline Road, north of the CN/CP rail corridor, and west of the Cameco lands, and are more specifically described as Part of Lots 31 through 34 in Concession 1, and parts of Lots 32 and 33 in Concession 2. The general location of the subject lands is shown on the Location Map below. Currently most of the subject lands are vacant and undeveloped. Some areas are used for agricultural or other rural uses, including two existing existing farm dwellings. A portion of the lands, in Part of Lot 33, Concession 2, was previously developed as a trailer park, and is currently the subject of Official Plan and Zoning By-law provisions which conditionally permit the use of that portion for the development of 250 "lifestyle/ "lifestyle/ retirement" dwellings in a leasehold form of ownership subject to the provision of private sewer and water services, financial agreements agreements and other matters. The purpose of the proposed Official Plan amendment would be to amend the land use designation of the southerly portion of the subject lands (shown as Area "A" on the Location Map) from the current "Special Residential, Marginal Lands, Agricultural Priority Lands and Environmental Constraint Area" designations to the "Special Residential Area, Neighbourhood Centre Area, Environmental/Open Space Area and Golf Course Area" designations. The land use designation of the northerly portion of the subject lands (shown as Area "B" on the Location Map) would be amended from the current "Special Residential" designation to the "Marginal Lands designation. Residential development of these lands would not be permitted. The proposed "Special Residential" designation would permit 350 grade related retirement and executive dwelling emits including detached, semi-detached and cluster attached dwellings, as well as home occupations, to a total of 350 dwelling emits. The "Neighbourhood Centre Area" designation would permit limited retail and service commercial uses to serve the surrounding residential neighboeirhood. The 'Environmental/Open Space Area" designation would contain hazard lands, environmentally significant areas and passive open space including walking/cycling trails and observation points. The "Golf Course Area" designation would permit the golf course and associated club house and practice facilities, and a small hotel/inn not exceeding a total of 100 rooms. ANY PERSON may attend the Public Meeting and/or make written or verbal representation either in support of, or in opposition to the proposed proposed Official Plan amendment. Should you be unable to attend the Public Meeting, your written submission will be received up until the time of the Public Meeting. If you wish to be notified of the adoption of the proposed Official Plan amendment, you must make a written request to the Clerk of the Municipality of Port Hope at the address given below. If a person or public body that files an appeal of a decision of the Municipality of Port Hope in respect of the proposed Official Plan amendment does not make oral submissions at a public meeting or make written submissions to the Municipality of Port Hope before the proposed Official Plan amendment is adopted, the Ontario Municipal Board may dismiss all or part of the appeal. Additional information relating to the proposed Official Plan amendment, amendment, including a copy of the proposed amendment, is available for inspection between 8:30 a.m. and 4:30 p.m. at the Planning Department at the address given below. The subject lands are the subject of a concurrent Plan of Subdivision application (File: 2.G.18) and a Zoning By-law Amendment application.
