IN PURSUANCE OF THE SHORT FORMS OF CONVEYANCES ACT:

HIS MAJESTY THE KING, in the Right of Canada, represented by the Director of Soldier Settlement, a corporation sole under the Statutes of the Dominion of Canada, 21-22, George Fifth, Chapter 53, 1931, hereinafter called the Grantor,
OF THE FIRST PART
AND:
Albert Ernest Smith<, of R.R. #2, Baltimore, in the province of Ontario, Farmer, hereinafter called the Grantee,
OF THE SECOND PART
WITNESSETH that in consideration of the sum of Six thousand Five Hundred Dollars ($6500.00) of lawful money of Canada, now paid by the Grantee to the said Grantor, (the receipt whereof is hereby acknowledged) the said Grantor doth grant unto the said Grantee in fee simple:-
All those certain parcels or tracts of land and premises, situate and lying and being in the Township of Haldimand in the County of Northumberland, in the Province of Ontario, being composed of:
FIRSTLY the South Half of Lot Number Twenty-eight in the Fourth Concession of the said Township of Haldimand, containing One Hundred acres, be the same more or less, and SECONDLY all that part of Lot Twenty-eight in the Third Concession of the said Township of Haldimand and more particularly described as follows, -COMMENCING at the North east angle of said Lot Twenty eight, thence South Sixteen degrees East Twenty-one Chains and Forty-three links, thence South Seventy-four degrees West Twenty chains more or less to the present travelled road, thence Northerly along the said present travelled read Twenty one chains, forty-three links to the North Westerly angle of said Lot, thence Easterly along the North end of said Lot Twenty chains more or less to the place of beginning, the said parcel containing forty-three acres across be the same more or less.
Saving and Reserving, nevertheless, all mines and minerals whether solid, liquid or gaseous, which may be found to exist within, upon or under such lands together with full power to work the same, and for this purpose to enter upon, use and occupy the said lands or so much thereof and to such extent as may be necessary for the effectual working and extracting of the said minerals.
To Have and To Hold unto the said Grantee, his heirs and assigns, to and for his and their sole and only use forever.
Subject Nevertheless to the reservations, limitations, provisos and conditions expressed in the original Grant thereof from the Crown.
The said Grantor covenants with the said Grantee that he has the right to convey the said lands to the said Grantee notwithstanding any act of the said Grantor, and that the said Grantee shall have quiet possession of the lands free from all encumbrances.
And the said Grantor covenants with the said Grantee that he will execute such further assurances of the said lands as may be requisite.
And the said Grantor covenants with the said Grantee that he has done no act to encumber the said lands.
And the said Grantor releases to the said Grantee all his claims upon the said lands.
