This Indenture
Made the ________ day of July, one thousand nine hundred and fifteen.
In pursuance of The Short Forms of Conveyances Act:
Between ISABELLA CORDELIA MONTGOMERY, Administratrix of the Estate of George Montgomery late of the Township of Haldimand in the County of Northumberland, Farmer, deceased, and the said ISABELLA CODELIA MONTGOMERY personally, and NELLIE EVA MONTGOMERY of the said Township of Haldimand, Spinster, hereinafter called the Grantors of the FIRST PART:

-and- ARCHIBALD WALDIE of the said Township of Haldimand, Farmer, hereinafter called the Grantee Of the Second Part:

WHEREAS the said Isabella Cordelia Montgomery, Nellie Eva Montgomery, George Teney Montgomery, William Irvin Montgomery, Laura Mabel Montgomery, Elizabeth Jane Montgomery and Ralph Montgomery are all heirs-at-law of the said late George Montgomery, the last five named being infants under the age of twenty-one years.

AND WHEREAS the Grantee has agreed to accept a conveyance from the said Grantors of the lands hereinafter mentioned it appearing that the said Isabella C. Montgomery advanced the monies herself personally to buy out the interest of Maud Carruthers in said lands, buy by inadvertence the conveyance was made to the said Isabella Cordelia Montgomery as Administratrix instead of personally.

AND WHEREAS the said Isabella C. Montgomery has covenanted and agreed with the said Grantee that the said infant parties will as they respectively attain the fully age of twenty-one years execute a Quit Claim deed to the said Grantee his heirs and assigns of all their interest in said lands.
NOW THEREFORE THIS INDENTURE

Witnesseth that in consideration of the premises and the sum of SIX HUNDRED DOLLARS Now paid by the said Grantee to the said Grantors the receipt whereof is hereby by them acknowledged, they the said Grantors DO GRANT unto the said Grantee in fee simple
All and Singular that certain parcel of tract of land and premises situate, lying and being in the Township of Haldimand in the County of Northumberland, being composed of the North Twenty acres of the South half of Lot Number Nineteen in the Ninth Concession of the said Township of Haldimand.

2. That the said Instrument and Duplicate were executed by the said party at the said Town of Cobourg in the County of Northumberland
3. That I know the said party.
4. That I am a subscribing witness to the said Instrument and Duplicate.

To have and to hold unto the said grantee his heirs and assigns to and for his and their sole and only use forever,
Subject Nevertheless to the reservations, limitations, provisos and conditions expressed in the original grant thereof from the Crown.
And the said Isabella Cordelia Montgomery doth hereby COVENANT and AGREE for herself, her heirs, executors, administrators and assigns with the said Grantee his heirs and assigns that the said infants will as they respectively attain the full age of twenty-one years execute a Quit Claim deed to the said Grantee, his heirs and assigns for their interest in the said lands.
Thesaid grantors Covenant with the said grantee That they have the right to convey the said lands to the said grantee notwithstanding any act of the said grantor.
Andthat the said grantee shall have quiet possession of the said lands. Free from all incumbrances.
And the said grantors Covenant with the said grantee that they will execute such further assurances of the said lands as may be requisite.
And the said grantors Covenant with the said grantee that they have done no act to incumber the said lands.
And the said grantors Release to the said grantee ALL their claims upon the said lands.
