These commissions alone according to the best figures available add up to more than the price paid by James and Bernard Patterson five years ago for the whole· 45 x 180 lot. The P~ttersons bought the property, originally part of the Hayes estate, for approximately $28,000. Between October of last year and the present time about $34,235 in brokers' commissions is believed to have been paid for negotiating the original lease from Mrs. Frances ]. Patterson of Wilmette to the Church Street Building corpora tion, selling the lease hold to a syndicate headed by Ernest Lyons and reselling it to Arthur Anderson. The lease negotiated last October, is for 100 years and calls for an average rental of $10,425. It . is rumored that the Lyons syndicate paid some $32,000 for the leasehold estate and Mr. Anderson in turn paid the Lyons syndicate about $42,000 for it. Home owners, realizing that they pay for every cubic foot of space in a house for every superfluous inch in height, width and length, can do well to consider the possible savings accomplished through smaller cellars, lower ceilings, and lesser attics. May 17 has been tentatively set by the board of local improvements as the date of the public hearing on the widening and paving of West Railroad avenue from Grant street to Isabella. The Cook county board at ,a re-cent meeting agreed to pay the cost of putting in a 40-foot strip of eight -inch concrete. A·s the street is to be made a 50-foot street with ten-inch concrete, according to present plan~, the abutting property owners will be calteri upon to pay for a ten-foot strip· of ten-inch concrete and a 40-foot strip of twoinch concrete. In addition they will pay for both curbs and excavation work. Figuring it all out, the county \Yill pay roughly half of th~ total cost of the improvement. Wilmette's pavement, with which the new concrete will connect, is 52 feet wide and there is an eigh-foot sidewalk. Evanston officials feel that nothing less than a ten-foot sidewalk will ·suffice in business districts so a sidewalk of that width will be allowed for ariel the extra two feet will be taken from the roadway, making it two feet narrower than Wilmette's.
