1} $15,000,000 in New Construction hm July; Gains Over 1940 Over fifteen : h@hhly: This compares w in July, 1940. Of this year‘s July total, Chicago mecounted for $7,890,000 and the eightyâ€"seven suburban towns reportâ€" ing to this survey, for $8,245,000. Both figures though correct may be misleading, for the Chicago total indicates a gain of more than 100 per cent over the $3,669,000 of July, 1940; while the suburban reâ€" gion shows a falling off from the $9,465,000 of the same month. Neither figure gives a true picture of building progress. As the surâ€" wey preceding this reported, Chicaâ€" :hfldflnhfioflnfil&m& this year increased 43 per cent and suburban building 55 per cent. Projects Step Up Record That July upset this orderly proâ€" gress is due to some extraordinary projects in the city this year and in the suburbs last year. Richard Schmidt, building commissioner of Chicago, issued in July permits in the classes of business, industrial and institutional buildings amountâ€" ing to $4,474,375. This alone is $800,000 more than Chicago‘s total ::‘Jfl’ 1940 for all kinds of buildâ€" In the eightyâ€"seven towns surâ€" veyed the gain over July of last year was 46 per cent in the number of homes and 62 per cent in the value. This year 998 homes were started to cost $6,489,000, while in the same month last year 680 homes were given permits amounting to EB."‘.OOO. July was the best home month of this year inycity and suburbs with substantial gains over the big months of April, May and June in homes and in their value. Cost Figure Constant The average cost of homes has remained remarkably constant with a slight tendency downward indiâ€" eated. In the city the average cost in Juy was $5,214. The highest averâ€" age of the preceding twelve months was $5,752â€"in November 1940. The average of the first six months of this year was $5,383. The subâ€" urban record shows the same trend. ‘The highest average was also in Novemberâ€"$7,168â€"and the averâ€" Repairs, alterations and moderniâ€" zation of homes keep on the ha‘f million level established in April, and in July such work in the subâ€" urban region amounted to $517,â€" 109â€"over $100,000 ahead of last year but hundreds of thousands less than it should be considering depreciation, which like the brook goes on forever, and the need for more and better housing and the reclamation of blighted areas. age of the first six months was $6,7338, In July is was $6,535. Hammond, Lewis Hesgard, buildâ€" ing commissioner, retained in July its position among the leaders in home building, ranking first with 99 homes, $447,000. Elmwood Park, Harold A. H 0 m m e r s a n d, village clerk, is second with 79 homes, $419,000; and Skokie, Olive Langâ€" feld, deputy clerk, third, with 88 homes, $327,000â€"almost tied by Alfred 8. Hess of Gary, 75 homes, $324,000, and W. J. Hoffman, manâ€" ager of Glenview, 34 homes, $312,â€" 000. Note should also be made of the reports from E. M. Goodman of Evanston, 25 homes, $238,000; Sidney D. Morris of Highland Park, 17 homes, $196,000; and James W. Cuthbert of Park Ridge, 29 homes, $245,000. July Tago June Half Year Totals The sale of real estate in the Chiâ€" eago and suburban area continued very active during the second quarâ€" ter of 1941. B‘frd and Warner‘s monthly sales in the second quarter were as follows: This is an increase in dollar volume of 37 per cent, as compared with the dollar volume of the secâ€" ond quarter a year ago. Increase Over Last Year ‘The increase in number of proâ€" perties sold over last year is 20 per gent. Baird and Warner‘s gross volâ€" wme of sales for the first six months of 940 totaled $3,586,390, and for .'»‘!“ll- Aj P eont .:l 141 c partment b ui n & sales are especially active. *41 Building Permits 13 Million Abead _ Real Estate Activity Marked During Summer April May June Including Permits for of All Types 1941 Two Million Gain Over Previous Year Far 1941 1941 $ 865,450 $1,087,440 870,575 648,780 580,175 751,477 $1,816,200 $2,487,697 o c metnbeiiiiheg ~4 ) + v ++ 1941 %8,944,7 $26.609 ;-llhlfuill- -'m- the Chicago region. vith thirteen million $4,455 2606 for Buildings 845 seo $28,647.8%9 #9.465,008 8,511,481 3,550,582 8,638,970 4,402,188 4.878.083 660 451 582 A total of 27 permits was issued L&Hficwm , with 17 of the permits for new homes. en y D kb Among those issued for dwellings were the following: Carl Enchelâ€" mayer, 1701 Broadview . avenue, Hjfla’fi-d W.
