PAGE 14-PLAINDEALER-FRIDAY, MARCH 10, 1972 PUBLIC PULSE (The Plaindealer invites the public to use this col umn as an expression of their views on sub.iects of general interest in our community. Our only re quest is that writers lim it themselves to 300 words or less - signature, full address and phone num ber. We ask too. that one individual not write on the same subject more than once each month. We re serve the right to delete ai\\ material which we consi der 1 ibe lous or in ob- iectional tasted SANITARY SFWERS Editor "A recent statement by the McHenn City Council was very interesting and after some research some of the following questions and comments come to mtnd. "It was stated by the City Council that the balance left to be paid by the people of lakeland Park was $1,331,772 or at a unit cost of about $1,000 However there are 1,200 lots in Lakeland Park, more or less, and this figures out to more than $1,100 per lot, and taken on a unit basis since many homes occupy one and one half to two lots, the unit cost comes closer to $1,250. "Now some interesting BUILT ON YOUR LOT Anywhere In McHenry County 3 - 4 - 5 BEDROOM HOMES Excellent Financing MODELS AT GREEN OAKS IN CRYSTAL LAKE In Crystal Lake Take Route 14 To Crystal Lake Ave. Turn West To Green Oaks and Models 4 FRETT B U I L D E R S A R E A L T Y HONE 459-193 figures that sqmeonc failed to mention A $250 sewer tap-in fee and up to $500 for the sewer to be connected since the sewer stub cannot be installed past your property line leaving you to pay the $750 plus $1.250 which comes to approximately $2,000 connected and operating as such. Also there is the monthly bill to be considered and there is a fee on each bathroom or powder room in your home. "Another very interesting question arises and that is why does the City of McHenry have a $250 tap-in fee when Crystal l,ake has one of $100 and Woodstock $110° Was this fee raised just for us poor suckers in Lakeland Park, Lakeland Shores and Whispering Oaks in anticipation of plundering us out of $750,0009 "Just remember that the engineering firm's figures are just estimates and the resultant cave-ins from extra deep dit ches and water could run cost considerably higher "The same engineering firm did the survey and estimate in 1%2 based on the same number of units "Now the questions come up as to whom are we feeding and paying for besides ourselves with the greatly increased diameters, greater depths, and twice as many man-holes" "Any savings by a $280,000 federally funded HUD grant has been wiped out by the delay of five years and the attendant rise in construction costs. "Aldermen Hromec and Rogers proposed in their campaign speeches and sta- ments to let Uncle Sam pay for it "But who pays Uncle Sam at income tax time and what have we saved? "As a condition of the HUD grant, FHA 235 housing has come to Lakeland Park. We are subsidizing these homes through our federal taxes as many of them pay only 1 per cent interest on their mor tgages, we pay the rest. One family has eleven children living at home and going to school Wait till you get your real estate tax bills and see the very interesting increases. "How many people on the FHA 235 program will be able to pay for the sanitary sewers? Were they told of this cost when they purchased their home? How many will default on their mortgages since they have almost no equity in their property7 Will this be another Meadowdale which was classified as a mortgage disaster area9 "How many homes will be left to deteriorate and be left vacant? All of this affects the real estate taxes and federal income taxes. "As a famous man once said 'You can fool some of the people some of the time but not all of the people all of the time.' AUTOMATICALLY puts back the freshness winter heating drains away "No one has said we don't need the sewers, we do! "Yours very truly, "Lloyd F. Wagner "2006 N. Oak Drive "McHenry. 111." FINE COMMUNITY "Editor: "I am home again and glad to be here Being in a hospital is not a happy experience I went there because 1 was too ill to remain at home. After x-rays and finally surgery plus a few days to convince the doctor and nurses that they could no longer put up with me, they were so glad to get rid of me that the doctor agreed to return me to my home for no extra charge. "1 learned much during my illness Lakeland Park and McHenry consists of the finest people on earth Can you imagine how nice this world could be if all our neighboring communities had the same feeling of compassion for one of their own simple law abiding citizens. "Clare Haerle" Tax Multipliers Will Reflect Farm Values Final multipliers to equalize real estate tax assessments in township counties will be ad justed to reflect new in formation about farm land values, Director Robert J. Lenhausen of the Illinois Department of Local Govern ment Affairs said this week. The department, which is charged by law with the responsibility of equalizing assessments of real and per sonal property among Illinois counties, has just completed» studies of farm land sales for 1969 and 1970. "Since this is the quadrennial assessment year for township counties in Illinois," Lenhausen said, "this survey is of great importance." The tentative multipliers previously certified by the department to counties with township form of government were based on studies involving sales occurring in 1966,1967 and 1968, he said. The survey indicated that average farmland values in Illinois, except in some nor thern counties, have declined in recent years, Lenhausen said. Lenhausen emphasized these equalization factors were for the assessment year of 1971 for local taxes payable in 1972. He further indicated that similar information was brought to the attention of the department with reference to certifications made in 1970 for counties having the com mission form of government, and was utilized in determining the final factors for those counties.
