Well, thanks. We'll do another one soon. Meanwhile, we will try to blend a little "tongue in cheek" into these columns, just to lighten things up for everyone. Probably one of the most discussed, confused and argued point in selling a property is price. This is the point that can make or break a sale before it happens. Pricing a property properly (say that fast ten times) means the difference between selling and just being for sale. There's a lot more to it than just putting up a sign, running an ad and hoping the phone will ring with an anxious buyer on the other end. Every real estate sales rep's objective is. to sell your property for highest possible price in the shortest amount of time with"the least amount of inconvenience. You hire a sales person to represent you and find somebody to buy your property. However, if you are not willing to listen to their advice on pricing, the whole purpose may be defeated. So you're saying now "Sure, sales people just want to price it cheap so it will sell fast. - t ' Well, I'm not giving this house away. I don't have to move, you know." This may have been true at one time, but in today's highly competitive market, not likely any more, Firstly, you be the judge. Let the sales rep show you how the price was arrived at and how the property will be marketed. What your rep is attempting to do is put a price on a property that will attract somebody they don't know, to buy a property they have never seen. Sounds simple, right? Just like driving in the Indy, to win, go fast and turn left. How does the average person determine the price of - property? Well, you can look-in the paper to see what's for sale, call in/at the "for sale" signs on front lawns, or maybe even get an MLS book to find out prices. This -is fine and provides information on how to, price "your property competitively, it doesn't give any indication on what has sold and for how much. A realtor not only has access to the sold prices, but.will likely have toured the properties on weekly inspection, to be able to give a personal opinion on how your property compares. , Also, realtors can tell you how long it took to sell at those prices and which properties have not sold at all. These days, most people coming into our office say "what can I buy for $150,000, not "show me what you have for $170,000 that I can buy for $150,000." The statement about "I want to price it higher but I'll look at « offers," or "you can always come down but never go up,* have never been more false. Let's face it, everyone is looking for a bargain, but few find it.
