The Senior's Choir sang some Irish favourites with the other members joining in Gord Prentice and Charlie Clark made everyone laugh with some Irish Riddles. Roy Grierson also read a poem followed by Vic Sparrow with the Treasurer's Report. Sympathy is extended to Minnie Martin whose mother recently passed away, also Get Well Wishes to those that are feeling ill. The Choir will be singing at the Nursing Home on March 28. Come out and support them A bus will be going to see Charlie Prose in Hamilton on Tuesday May 3, leaving Port Perry at 10:00 AM. The price is $56.00. Next meeting March 23 is Pot Luck Supper followed by Old Time Square Dancing at 6:30. Anyone is invited to come and dance. The C.B.C. Room will be open every Wednesday if any Senior would like some help with doing their Income Tax. The Lucky Draws were won by Geoff Gilham, Ruth Davidge, Marie Geer, Henry Stainton and Muriel Ricard. Bill Harper sang Danny Boy and the meeting closed with the Mizpah Benediction. Everyone enjoyed Tea and Birthday Cake before going home "The (mortgage) rates today are lower than they have been for a generation," said Mr. Bliss. And he said, there appears to be more confidence and optimism among potential buyers, whether they are purchasing a first home or buying up. Judi Hewitt, an agent with Ridge North Realty of Port Perry said mortgage rates will be a main factor for the housing market this spring. "If they keep going up, people may back away from buying," she said, noting that the rate for a five year mortgage jumped a full point to 8.26 per cent last Thursday. Ken Reinhardt of Professional Mortgage Brokers in Port Perry, said last Thursday's rate hike was the result of loss of confidence in the American dollar. "The American rate went up and Canada followed suit," he said, adding this is little more than a "hiccup," and not an indication that lending rates are generally heading upwards "Without question, this is a great time to take out a mortgage or re-negotiate," said Mr. Reinhardt lots ... The Bank of Canada, he went on, has opted for a policy of low interest rates to help stimulate the economy and these rates should not move upwards until there is proof the overall economy is on the mend. Ms. Hewitt from Ridge North said there is a good market for residential properties priced from $150,000 to $200,000. But buyers, she said, are "very much in tune with the market," and looking for the most value for their money. "They are buying tough," she said. Yvonne Burnett, also an agent at Ridge North said she is pleased to notice that open houses are attracting plenty of traffic these days. "They are not just out there 'kicking tires," she said, adding that a year or so ago, buyers were not even looking even if the right property was on the market at the right price. "I think buyers are cautiously optimistic and it looks like (the market) is going to get stronger," she said. If anything, there is a shortage of listings now in the $150,000 to $200,000 range. Ralph Fairman of Coldwell Banker-Country Lane Realty of Port Perry said one reason for the shortage of listings is that people may be holding off putting their property on the market at this time in the hopes that prices edge up, especially those who "bought high" five or six years ago. But he believes housing prices will remain stable. And this will stimulate sales, he "The affordability of housing is better now than at any time since the 1960's when one takes into account the ratio of incomes to (house) prices," said Mr Fairman He agreed the Scugog area with its many small communities is attractive to buyers from larger centres. "The appeal for country living is becoming greater as urban populations continue to grow," he said. Mr. Fairman also said he's encouraged by the fact that new residential developments will likely start this spring in the Township. This will help the re- sale market, he said. Realtors believe the combination of stable prices and mortgage rates coupled with improving buyer confidence will help increase real estate activity in the Scugog area this spring and summer.
