Food store may need rezoning Plans by a major grocery chain to build a new . "super store" in Port Perry may have run into a slight snag. The proposal may need another re-zoning. At least that's the opinion of Scugog Township's planning consultant Jim Dyment. Mr. Dyment told the Township planning committee Monday afternoon that according to' PRR the plans for the 35,000 square foot store because loading docks and access roads at the rear of the: store are on land that is zoned refidential. LP.C.F. the commercial development arm of National Grocers wants to build the new super store on lands in Port Perry known locally as the Conway property--on the north side of Highway 7A, directly across from the a) Prince Albert Public School crossing guard Bill Port Perry Plaza. The land is presently zoned for commercial and residential development, although company officials two months ago told council they. have no intention of 'trying to develop the residential component. Mr. Dyment said local zoning by-laws do not permit such things as loading docks and access ramps for a commercial development to be located on land zoned residential. Members of Scugog council are also unhappy with what appears to be piece-meal development of the property. They want I.C.P.F. "to prepare detailed site plans for the entire commercial development which along with the grocery store includes a 20,000 square foot store and a 10,000 square foot fast food outlet. The latest plans show only the proposed grocery store. "We (council) have to be dealing with the entire site--all three buildings, even if they are being phased in," said Regional rep Marilyn Pearce.
