Buying your first brand new home is a very exciting experience but try to keep things in perspective. Don't let yourself get so stirred up that you make a hasty decision. This is where you run the risk of buying: the wrong house in the wrong loca- tion -- and at the wrong price. You can avoid that if you go about house- hunting in the right way, from the start. Begin by doing a lot of careful shopping. And the best place of all to start is with the real estate pages of the Saturday papers. Read them meticulously before you even set foot out the door. What you're looking for are the builders' announcements of model home displays and locations. Once you get a feel for what's in the market, it's time to start visiting those model homes -- as many as possible. And talk to the various sales people, picking up as much in- formation as you can. What you're really doing is comparison shopping -- but for a very expensive product. One of the biggest problems fac- ing the first-time home buyer is location. And this is something you must decide for yourself, But the soundest advice here is to buy the best possible location you can af- ford. And never -- ever -- buy an ex- pensive house in a poor location. That's asking for trouble when it's time to resell. And you should always keep the resale possibilities very much in mind. Once you've found a house in your price bracket and in a good location, get your offer in promptly -- preferably the first day. Why the rush? Well it sometimes happens that when builders set prices for a new project they often set them on the low side. Once the offers start rolling in, prices generally increase. So if you spot a good buy, and it's the house you want, get your offer in. When it comes to making your of- fer, don't be too greedy. If the ask- ing price is, say $100,000, come in with about two per cent less, around $98,000. But don't go much lower. You may miss a good house. But in a hot market like today, be prepared to pay full price.. : The other thing is that once you've located a house that's ideal for you, the exact price isn't the most impor- tant thing. If your price bracket is $100,000 it doesn't matter a lot whether you pay $102,000 or $97,000. Satisfaction is more important at this stage. If the other houses in the project are selling quickly, that's a very good sign that you've made the right decision. Another good sign is when prices start to move upward. By the time you move in, your house could have increased in value by several thousand dollars. And that would really endear your new home to you.
