He said that across from the proposed develop- ment, on Stephenson's Point, there are already 19 permanent and three seasonal residences. He also testified that the Offical Plan and its amendments permit and seasonal residential uses on pro- perty designated shoreline residen- tial and that the subject land falls in- to this classification. Local real estate agent, Guy Latreille also gave evidence to the hearing saying that there are only 137 residential building lots available in all of Scugog Township, and that there is a strong demand for development of the 22 lot subdivision. THE OBJECTIONS One strong objector to the propos- ed development along Stephenson's Point Road was a long-time Scugog Island farmer, Joel Aldred, who said that the lands were good viable farmland and that the former owner (Mr. Don Crozier) made a living from them. He was concerned about the propsosed subdivision not being compatible with the surrounding land uses, and that not enough potable water was available if the deyelopment went ahead. Mr. Stephen Edwards, a planner for the Durham Board of Education testified the existing schools are overcrowded and are using about 23 portables. He said a new school site has not been approved and the School Board feels the by-law is premature. In handing down his findings, Mr. Rosenberg said he preferred the evidence of the defendents of the by- law and concluded that based on all the evidence submitted he felt that the proposed use for the lands is ap- propriate and in conformity with the Official Plan.
