As a seller, your relation- ship with the sales-person is vital. Meet with several sales-people before selec- ting a representative. Determine his or her ap- proach to selling. Ask how sales-person knows your neighbourhood. Don't feel obliged to give the respon- sibility of selling your house to the first sales-person who offers to do so. Any conscientious sales- person will want to know something about you and your house. They will ask your reasons for selling, any time constraints you might have, your financial state and any future plans. These are basic details that no sales-person should ig- nore if they are to handle the sale well. Experienced real estate professionals do not take for granted that you know all the in's and out's of selling a house. Rather, he or she should provide you with a full explanation of what to expect. It is important that you understand the selling process so that you're not Once you consent to the services of a particular real estate broker, that broker's sales-person will begin by analysing your house and comparing it to other, similar, houses for sale or recently sold in the neighbourhood. In this way they can advise you on the price you should ask for the house as well as recom- mend cleaning, painting or fixing items which will enhance the value of the property. Sometime soon after, you can expect to start showing your house to prospective buyers. If potential purchasers are not parading through your house in hoards, don't despair. All that activity, could simply mean that the wrong market. Within a week of the listing, however, activi- ty drops dramatically. The listing agreement you will be asked to sign is an authority that you, as the owner, give to a real estate broker to act as your agent. The agent will offer the pro- perty for sale on the terms and conditions set forth in the agreement. A listing agreement in effect establishes an agency rela- tionship between homeowner and broker. Listings can be exclusive, multiple or open. The exclusive listing gives one agent the sole authority to offer the pro- perty for sale during a specific time.
