But if the project gets the green light, council will have to recommend that sewer capacity be re-allocated from another project. Developer John Lennox of the Medallion Group, outlined the plans to council Monday af- ternoon. They call for the four- storey building (with 5,000 square feet of professional office and commercial space on the ground floor) to be built on about one acre of land on the south side of Casimir St.,imme- diately west of the Gord Lewis Service Centre on Water St. Mr. Lennox said the condo- minium units would be two- bedroom and would carry a price tag of between $225 and Port Perry, Ontario, Canada A A AT A FO A AT AN FOS PA Yu a AT PA MAT AT MA EA MS UA YA ES PLAY it a GAME OPEN CHRISTMAS EVE from 10 AM to 3 PM for all those last minute "Oops, | forgot!" SHOP $240,000. He described the exterior design of the building as Victo- rian in nature with sufficient under-ground and outside park- ling to meet Township by-law requirements. If all the approvals can be obtained, Mr. Lennox said he would like to see construction startin the spring. But there is a major catch. The separate parcels of land for which the development is planned have sewer allocation for just six units. If council approves the 55 condos, it will have to re- allocate sewer capacity from the Selwin development proposal on the north side of Casimir. That project, which is in limbo, at one time called for about 100 units in a seniors re- tirement home, located on the land where the old Creamery Building stood. However, the status of that project is un-certain at this time. Mayor Howard Hall said during Monday's meeting that Durham Region will approve sewer allocations if the Region is paid development fees "up- front." Members of Township council indicated Monday that they have no serious objections in principle to the Medallion proposal. However, a final decision will be made some time in the near future. As for taking sewer alloca- tion away from the Selwin pro- ject, the Mayor said Durham Complete Hi Tech FIREPLACES Call: Region can do this legally as there was no formal develop- ment agreement and no fees paid. Residential, commercial lot levies going up It is going to cost more to create a new building lot in Scu- gog Township. Township council Monday afternoon approved a new lot levy fee structure which will hike the rate from the current $1,000 to $2500. And the park levy on a lot will also be going up from $1,000 to $1500. These fees apply only to residential building lots. For the creation of a new industrial or commercial lot, the levy will be raised from $1,000 to $1500. The money from these lev- ies is used by the Township for a variety of municipal services including parks and recreation, fire fighting equipment, social and cultural programs. Council felt the rather sub- stantial hikes were needed as costs are going up and the new levies are about in line with what other muncipalities charge. The figures cited above do not include levies charged by Durham Region on new devel- opment lots. : OVER RIDGE RENOVATOR Reach Industrial Park, Unit 4, Reg. Rd. 8 985-0715
