Heating Most people buying cot- tages today want the most for their money, including insulation and heating. Check how winterized the cottage is. Get a local con- tractor to give you estimates on any im- provements. And remember that electrical heating, the most common type of heating in cottages, is not cheap. Examine the vendor's heating and utility bills. Do they seem unusual- ly high? Taxes & Zoning Yes, there are property taxes on most cottages. Compare taxes in the area and be sure that any addi- tional plans for the proper- ty conform to local building bylaws. Also, make sure there are no outstanding easements on the land and that year-round use is per- mitted. A rural survey of - the property is also a wor- thwhile investment. It will show you exactly what you're buying. Waterfront A clean shoreline and panoramic view can sell almost any cottage. If you are buying lakefront or river property, find out if your title actually extends - to the water's edge. Also check if that crystal blue lake is as pure as it looks. How deep is it? Is there an excess of weeds? Are there hidden hazards? How much do the water levels fluc- tuate? Is there a boathouse or dock on the property? A local marina is a good source for lake information. Location It's also important to con- sider whether there is a town nearby for shopping and other services. These towns are the lifelines to cottages. Be sure to visit them and know what ser- vices are available. Finally, avoid buying a cottage sight-unseen. Too often, these properties end up closer to a swamp than to a lake, or on the side of a mountain with no panoramic view. The best protection is to see first- hand what you are buying.
