But before starting on that much-wanted addition, sun deck or other renovation, it's important to know just what building approvals are required. Building approvals or permits are required for almost any renovation -- from a second-story addi- tion, to a sun room, to the in- stallation of plumbing, air conditioning, heating and electrical systems. Even simple decks require building permits. Building permits are not only your formal permis- sion to begin construction, but they protect your in- terests as a homeowner as well as those of your community. They are part of a municipality's land use planning process to ensure that all new structures, ad- ditions and renovations comply with the Ontario Building Code, local zoning bylaws and other applicable laws and regulations. Without land use plann- ing, municipalities would be faced with haphazard growth and conflicting land uses. This would result in higher service costs, in- creased land taxes and even dangerous living conditions. Basically, the Ontario Building Code requires you to obtain a building permit if you are going to: * construct any new building or structure on your property; * make material altera- tions, additions or repairs to your home or other building; * excavate or construct a foundation; * install heating, plumbing, air conditioning or fireplace; * set up a temporary building, mobile home or pre-fabricated structure; * renovate or convert an ex- isting building. Always contact the building department of your municipality to determine what other permits and ap- provals you might need, such as demolition permits, minor variances and elec- trical permits. . Permit applications are available from the building department or building of- ficial in your municiplity. Along with the application, you may have to submit a number of building plans and other documents. Per- mit fees vary depending on the municipality. For exterior work, you'll need floor plans and a cross section. Exterior work usually requires site plans and drawings showing floor plans, elevation and cross section. All drawings and plans must be made to scale, showing all dimen- sions. These can be prepared by a draftsperson.
