One of the highlights of the report is the section dealing with future trends of Canadian housing de- mand. Based on demo- graphic developments, CMHC's Potential Hous- ing Demand Projection releases '91 housing Model was used to fore- cast potential housing de- mand for Canada and the province up to 2011. Nationally, the projec- tions show potential hous- ing demand increasing slightly to 195,700 in the mid-1990s, levelling off, and then declining to an annual average of 168,300 for the period of 2006- 2011. Broken down further to annual demand by dwell- ing type and tenure, an in- creasing portion of de- mand will come from owner households up un- til 1996. After 2001, fol- lowing a levelling off in the ownership share of de- mand, the previous trend will reverse, with an in- creasing portion of de- mand coming from rent- ers. "The pattern of demand reflects a projected build- up after 1996 of non- family households and their tendency to rent rel- ative to family households that tend to own," said Gilles Proulx, CMHC's Chief Economist. Demand for single- detached houses will in- crease as a proportion of total demand up until 1996, level off between 1996 and 2001, and drop stats thereafter.
