CE I I There were 461 homes sold in the Durham Re- gion during the month of May, according to Multi- ple Listing System statis- tics released from the Oshawa & District Real Estate Board recently. Says ODREB President Mark Smith, FRI, CMR, "The average price of homes sold last month is $149,221 in our market area. We are seeing activi- ty in all price ranges, with 41 per cent of the homes selling between $100,000 and $150,000." Homes sold were on the market for an average of 58 days, and went for 94.7 per cent of their listed price. "The general feeling is that prices have bot- tomed, and that stability is returning," comments Smith. "With the availa- ble incentives to buy {five per cent down payment plan and the use of RRSP funds towards the pur- chase of a home}, more than 3,000 homes to choose from, and the low- est average prices in five years, anyone waiting to buy a home is missing out. The cost of materials is starting to climb, and lots are becoming scarce. As this happens, prices will be forced up. It is cheaper to buy now than rent in many instances, and stud- buyers keep realtors bus ies from Clayton Research Associates and business professors from Western University show that buy- ing a home is one of the wisest financial invest- ments you can make. These findings deal with properties held over along term, and do not include the non-financial advan- tages to owning your own home: a place to call your own, set down roots, raise a family and secure your future."
