These programs offer warranties against major struc- tural failures for a minimum of five years, and guarantee against defects in workmanship and materials for at least one year. They also safeguard de- posits made by new home pur- chasers. Established by provincial home builders' associations, the programs are funded through fees for builders' registration and for each housing unit regis- tered under the program. "When you are in the market for a new home, contact your provincial New Home Warran- ty Program office for a list of builders who are registered with the program," advises Ted Litster, Chair of the National Warranty Council of the Cana- dian Home Builders' Associa- tion. "Once you have decided on a builder, he or she will see that your new home is enrolled in the program." Upon completion of your new home, the builder will accompa- ny you on a walk-through of the house and ask you to sign a Cer- tificate of Completion and Pos- session. A Warranty Certificate will then be issued to you by your provincial Warranty Pro- gram office. Your Warranty Program will provide you with valuable infor- mation on the maintenance and upkeep of your new home. It is important to understand how your home works, the effect that heat, cold and humidity can have, and the steps you can take to keep your home in peak operating condition and avoid problems. Coverage varies from one pro- gram to another. It is important to obtain detailed information about the program in the prov- ince where you intend to pur- chase a new home. Ask your builder or contact the provincial Warranty Program office. Also, ask your builder for in- formation on the steps to follow should problems with your new home arise at a later date. Should I do anything special before buying the paint? Dirt and grease make a very poor surface for paint to bond to. Painting over dirt and grease almost ensures that your paint job will fail and your hard- earned paint dollars will be wasted. Paint needs a clean, slightly rough surface to bond to. If you paint over grease, the paint will slide off'it. To do the job properly, you should wash all the surfaces that you intend to paint with warm water and trisodium phosphate, commonly available at paint stores and called TSP. This is a caustic solution that cuts through grease and at the - same time slightly roughens up the surface of the old paint, pro- viding a good key or tooth for the fresh coat. As well as removing the grease, providing a clean sur- face to paint on will reduce the amount of paint and number of coats you need to do the job. Remember to rinse the sur- faces well with clean water af- ter washing them. Screen Doors, Gingerbread, Installations available. We specialize in: Custom Reproduction Porches, Shutters and much more.
