CORPORATION OF THE TOWNSHIP OF SCUGOG NOTICE OF A PUBLIC MEETING Concerning a Proposed Official Plan and Zoning By-Law Amendment TAKE NOTICE that the Council of the Corporation of the Township of Scugog will hold a public meeting on the 15th day of April, 1996 at 7:00 p.m. in the Council Chambers, 181 Perry Street, Port Perry to consider proposed amendments to the Official Plan of the Township of Scugog and Zoning By-law Number 75-80, the comprehensive Zoning By-law, in accordance with Section 17 and Section 34 of the Planning Act, R.8.0,, 1990. The PURPOSE of the Official Plan Amendment is to change the designation of certain lands in South Port Perry/Prince Albert area from Residential Area to Special Purpose Commercial, Open Space Area and Hazard Land. The PURPOSE of the Zoning By-law Amendment is to rezone certain lands within the South Port Perry/Prince Albert from Urban Residential Type Three (R3) Zone, Urban Residential Type Three Exception Three (R3-3) Zone, Development Holding (H) Zone and Recreation (RE) Zone to Urban Residential Multiple Type Three Exception 3 (RM3-3) Zone, Deferred Commercial (C6) Zone, Community Facility (CF) Zone, Recreational (RE) Zone and Environmental Protection (EP) Zone. The EFFECT of the proposed amendments is to redesignate and rezone lands in the South Port Pemry/Prince Albert to permit their development for a variety of residential uses and densities including single-detached, semi-detached, townhouses and duplexes, as well as commercial, institutional, natural/open space and other uses. These lands are to be developed in accordance with the Community Development Plan prepared for the Prince Albert Study 3 Area. The LANDS AFFECTED by the proposed amendments are located in the South Port Perry/Prince Albert and identified on the attached Key Map as the Prince Albert Study Area. ANY PERSON wishing further information or clarification with regards to the proposed Official Plan and Zoning By-law Amendments should contact the Township Office during regular office hours. Copies of the Community Development Plan and the By-laws may also be viewed at the Township Offices during regular office hours.
