Legion Park Manor, being built on Balsam St. by Branch 419 of the Royal Canadian Legion, has been on the books for years, but next spring has been tar- geted as the long-awaited date for work to begin, said John Barton, of Legion Park Manor Inc. Three of the units in the building, to be built to the south of the Legion's hall in a residential neighbor- hood, have been sold, Mr. Barton. He added that sales can begin in earnest when the final wording for unit leases is sorted out by legal advisors. "That's the last hurdle before we go to market," he said during a recent interview. The life lease tenure lan sees residents make a payment equivalent to ' the lease price of their unit, giving them the right to occupy the unit for life, or as long as they're able to independently. In addition, they'll pay a monthly main- tenance fee. When residents leave the unit, they're entitled to 90 per cent of the lease selling price, with Legion Park Manor retaining 10 per cent for costs associat- ed with the change. It's an arrangement that's proving attractive to many seniors who want convenience and indepen- dent living, said Mr. Barton. "It's very much like a condominium, but there are some differences," he said. from $106,000 to the $150,000 range. It's hoped construction on the 34-unit project will begin in March, and be finished within eight months. To promote the project, a sales office will be set up at the Legion. Mr. Barton hopes the Legion won't have to cast its line too far to attract potential resi- dents. "The initial intent is to keep it as local as possible, because we feel there's really a need for it in the area," he said.
