EC {Oe Oe 2- PORT PERRY STAR - Wednesday, October 15, 1997 "Scugog's Community Newspaper of Choice" Final decision from council still pending Neighbors voice opposition to proposal for car wash The future of a proposed car wash at the intersections of Scugog and Queen Streets is in limbo until more information is gathered. During a public meeting at last Monday's Scugog township council meeting, Ken and Carol Irvine's plan to turn an unused two-car garage into a car wash met with some stern opposition. The proposed building site -- locat- ed behind Suny's gas bar -- is less than 60 feet away from the home of Lance and Frances Stafford, who have asked council to reject the idea. They say they were assured there would be no loud noises associated with the business next door when they purchased their home. The Staffords issued Scugog Clerk- Administrator Earl Cuddie a letter Sept. 30, stating that they are strong- ly against the development. In the letter they describe the Irvines' property as a "mini mall" and state that "the noise factor has increased double-fold" since the Irvines began business. They say that "traffic moving along Queen St. has increased quite substantially" as well.Concerns over litter and noise during the evening were also addressed. They also state that the property is not zoned for a car wash, but Mr. Cuddie told councillors it is. While there is a 20-foot cedar hedge between the proposed site and the Stafford residence, council suggested that a fence would be helpful in miti- gating sound. Mr. Irvine said he would look at installing one -- at the cost of removing mature trees -- but could not do it immediately, because he had not budgeted for a barrier. Regional Councillor Marilyn Pearce expressed concern over the number of parking spots available on the small parcel of land, and questioned just what the property's C-4 zoning allows. Township staff will consider con- cerns raised, and will visit a car wash in Oshawa to check on sound levels. The site currently includes a gas bar and variety store, a tourism busi- ness, a tackle shop and an apartment on the property. - Ken and Carol Irvine owned and operated the XL gas station at the corner of Simcoe St. and Hwy. 7A for 12 years before a contract dispute led them to open the Suny's gas bar ear- lier this year.
