UAE 28, HRY - 3 Council gives okay to Canadian Tire store By Chris Hall Port Perry Star Township officials gave developers the okay to pro- ceed with a new Canadian Tire store south of town yes- terday afternoon, but demanded a stringent list of conditions be met. Scugog councillors voted 5-2 in favour of the resolu- tion, which could see a new Canadian Tire store built on the east side of Simcoe St., just south of Port Perry. As part of the resolution, approval for a 5,000 square- foot East Side Mario's restaurant was also given. Deleted from the original proposal was a large Sobey's (IGA) store, two free-standing fast-food restaurants, additional retail space and a gas station. During discussions, it was noted by council that their endorsement in prin- ciple of the proposal would be conditional on Stockworth providing evi- dence that residents in a nearby subdivision would not be impacted by addi- tional traffic; that the plan would not have any adverse impact on the adjacent Class | wetland; and that the council approval would permit the addition of uses to an industrial zoned area, and not the creation of a new commercial node. The sensitivity of devel- oping a large commercial project so close to a fragile wetland was the predomi- nant issue during debate on the plan. "I would hate for the community to get the idea that we are saying yes to growth... and giving up our environmental concerns," said Ward 2 Councillor Marilyn Pearce. "The least impact on the environment would be on the west side, there are no agreements (in the township's Official Plan) for a commercial node to the south. Regional Councillor Ken Carruthers stressed that he had concerns about the proximity of the wetlands and with allowing a com- mercial proposal to pro- ceed south of town, but noted he could support the plan.
