Peter Hvidsten Weekend Star While at times it may have seemed like the path leading to the construction of a new Canadian Tire store may have been strewn with obstacles, progress is slowly being made for a site south of Port Perry. It is here that council has to decide the merits of a new CTC store, which would be developed by the company Stockworth mbg Limited. Mr. Dyment stated there was no dis- pute that there is a need for a new mod- ern Canadian Tire store in the communi- ty as the existing store is undersized. In fact, in a strongly worded letter to the township clerk's department, Rennie Bugeja, Vice-President of Real Estate Acquisitions for Canadian Tire, said that her company is under a legal agreement with Stockworth to build and develop an initial 36,000 square-foot store at the Simcoe St. site and that the Quorum site is unacceptable from a locational point of view. The letter also asked that council retract a statement suggesting a CTC store is suitable for Quorum site on Highway 7A. "The statement is misleading to both the general public and council and may have a negative impact on our current 'application," Mr. Bugeja wrote. Scugog Mayor Doug Moffatt appeared quite annoyed at the the tone of the letter, saying council had never said anything of the sort and had noth- ing to retract. Mr. Dyment also suggested that if Canadian Tire and Sobey's (IGA) want to locate on oné site, the only appropriate site is the lands designated as Community Commercial, which would be the Quorum site. But, he added that if they can exist at two different sites then the Stockworth lands would provide a reasonable alter- nate location for a Canadian Tire store. Philip Niblett, of Niblett Environment Associates Inc., reported that his company had done a 'peer review' of the environmental study undertaken by Stockworth and identi- land. We are committed to making this fied a number of issues and concerns, but concluded it looks like a feasible project. Among his suggestions were a perma- nent fence at the rear of the property and a more detailed plan on how the storm water pond will discharge into the wetlands. Despite the recommendation of its planner, local councillors had many questions regarding the development, in particular about the sensitivity and protection of the Class | wetland abut- ting the site. "We want to make sure a project of this magnitude does not effect our wet- work, but we have to tell the public we are going to protect the wetlands," said Ward 2 Councillor Marilyn Pearce. Regional Councillor Ken Carruthers was concerned about the start of "big box stores" coming to the area and sug- gested that while he recognizes Canadian Tire may not be perceived as a "box store", that it really was. P< Councillor Pearce also had concerns about how a new store on the Stockworth site would effect traffic at Hwy. 7A and Simcoe St. Councillor Carruthers summed up the meeting telling the developers that council was not trying to slow down the process, but that there were many mat- ters to be addressed before the project can move forward.
