NTY' There are great opportunities for the newcomers Perhaps the greatest heritage that McHenry County's natives and old-timers have provided the new settlers now emigrating from Chicago, DesPlaines, Evanston and other crowded areas is open land. It is a modern . phenomenon that well over 80% of McHenry County's land, varied and attractive as it is and situated so close to the center of one of the world's great cities, remains today as cultivated farms and open land. f The low density of McHenry County's population, little more than 100,000 persons in an area of 611 square miles, is all the more remarkable when you consider that we are only about an hour by commuter train or tollway to downtown Chicago. So, the great opportunity and the real challenge for today and tomorrow, for the old-timers and the newcomers, is how shall we use this open land. Shall we fill it with single family homes on small lots with no sewer and water? Or, shall we campaign for minimum 3 to 5 acre estate zoning so there can be plently of room for a beautiful home or just extra room for discarded automobiles and dilapidated barns? It is noteworthy that McHenry County and it's minicipalities have been giving more attention to a framework of tested zoning and building procedures, but^cT fixed chart can fit every area of j changing, growing community. In the development of our various communities we must keep in mind that the practical and "realistic" can be beautiful. A field of well cultivated corn may be prettier than a park. An architecurally planned cluster of individually owned town houses may be more attrastive than a row of detached homes that reflect the personal designs of the different homeowners. Since grow we will, whether we wish it or not, our task is to achieve responsible growth. A community has a choice. If we are to attract the better educated, technically trained type of work force that light industry, electronics and research need, then we must allow for new concepts in housing so that we can attract these desired workers. Without desirable housing and rentals at reasonable and porportionate costs, an alternate development for this area may call for heavy industry to move in and bring with it a series of different types of housing problems. As real estate brokers we are dedicated to a balanced development of McHenry County. We work to keep the best of the past -- the open land and fertile farms, and we strive to get the best of the new -- better housing and qualified buyers.
