Conservation Board Opposes 80*Acre Option At the regular board meeting of the McHenry County Con servation district held March 7, the board voted 3 to 1 against exercising the option for the purchase of 80 acres of land situated on the Marengo ridge in Section 13 of Marengo township, owned by Dr., and Mrs. Emerson Kunde of Marengo. The unique geological character of the area was the primary motive for the trustees negotiating a purchase price which is $200 an acre higher than the appraised value. The $1,800 an acre appraised value of the property reflects a devaluation due to the access limitation which is only provided by a 44-foot easement from Route 23. In exercising the option, the seller is now required to furnish the district with a new survey and a commitment for title insurance showing clear title before the contract is com pleted. The purchase will be made on a contract for which 10 percent of the purchase price will be paid the first year, with the remaining payments spread over a 5-year period at 7 percent interest. The district will assume possession of the property once the contract requirements are fulfilled. Dr. and Mrs. Kunde have been granted the lifetime use of the cabin located on the property. They will continue to assume the cost of main tenance care, upkeep and in surance on the structure. It is anticipated that the area will be opened to the public on a limited basis before fall.
