Chernak of 904 Hayden drive, McHenry, serves his country in the dual role of both a citizen and a United States Naval reservist. First Class Radioman Chernak is employed by the Forms corporation of America in Spring Grove, as a pressman. A Naval reservist since 1973, Petty Officer Chernak per­ forms his monthly duties with the Naval Reserve Readiness Command instructor staff as an instructor in Radioman school. This training enables Naval reservists to carry out missions and perform tasks required of active naval forces, or in support of those forces when required. This reservists- trained-by-reservists program at Great Lakes provides the basis of an effective manpower pool on which our country may call in the event of a national emergency. Airman Erdmann Graduates From Medical Course The daughter of a McHenry couple has been assigned to Offutt AFB, Nb., following graduation from the medical service specialist course at Sheppard AFB, Tx. Airman Catherine M. Erd­ mann, daughter of Mr. and Mrs. W. Milbratz of 4900 Park­ view lane, was trained to assist in the care and treatment of patients and will now serve with a unit of the Strategic Air Command. Airman Erdmann is a 1975 graduate of McHenry high school. Lewis Ramer Scheduled For July Induction Lewis W. Ramer, son of Mr. and Mrs. Arlen Ramer of 806 S. Broadway, McHenry, enlisted in the U.S. Air force's Delayed Enlistment program, ac­ cording to Staff Sergeant Steve Loy, Air Force recruiter, 59 N. Douglas avenue, Elgin. Lewis W. Ramer, a 1973 graduate of McHenry West high school, is scheduled for enlistment in the Regular Air Force July 6. Upon graduation from the Air Force's six week basic training course, he will receive technical training in the administrative aptitude area. He will be earning credits toward a Career Education certificate through the Com­ munity college of the Air Force while attending basic and other Air Force technical training schools. Rtt. 31) McHenry, III 385-0882 The Law Serves You Know What To Expect In Real Estate Transfer A ten-year-old agreement between attorneys and real estate brokers, "The Illinois Real Estate Broker-Lawyer Accord", defines the roles of these two parties in real estate sales to guarantee the public interest is served. Persons wishing to learn what to expect from their lawyer and broker may obtain a copy of the accord by writing the Illinois State Bar Association, Illinois Bar Center, Springfield, n., 62701. Among other things, the accord lists certain "do's and don't's" for both law­ yers and brokers when handling real estate sales. For instance, a broker should complete the preliminary or earnest money contract which is customarily in use in the community where the broker does business, adding or deleting from the contract only factual statements supplied by the principals necessary to conform to the particular transaction. The broker should advise each of the parties to consult a lawyer of their own choice for answers to any legal questions that arise If asked by one of the parties about specific lawyers, the broker should give the names of not less than three lawyers who are qualified to perform the required legal services, without indicating a preference In no case may a broker act as a lawyer, even though the broker may also be a licensed attorney, in the same tran­ saction in which he or she is performing services as a broker. However, the broker is under obligation to advise the parties that the contract is bonding on them. The lawyer's duties include giving all legal advice required by the parties tn a real estate transaction and prepare all the documents necessary to carry out the contract. The lawyer should not give an opinion on the physical condition or the market value of the real estate involved, nor should the lawyer minimise the value of the broker's services or participate in the broker's commission. The broker is also prohibited from participating in the lawyer's fee. Except in special cases in which full disclosure and the express consent of the parties is given, a lawyer should not represent more than one of the parties (broker, buyer, and seller) in the same transaction. Under the accord, the lawyer also should not accept em­ ployment by or compensation from the broker to render services to either the buyer or teller, or to prepare any documents which the broker is not authorised to prepare.
