All these needs are being met bj the key influences in die way our homes will look says Anne Anderson, executive editor of House ^Beautiful magazine. "Sometimes singly and some­ times all together, these ele­ ments are producing some of the most dramatic changes in years in the American dwelling." Begin with space. New homes and construction are increasing in cost. The need for economy has produced ingeniously de­ signed and more efficient living quarters. Individual buildings have given way to continuous units, eliminating outside walls and allowing volume installa­ tion of wiring and plumbing. Architects have opened in-„ tenors through use of skylights and greenhouses, giving an illu­ sion of space and sunlight. lit? building blocks, one apartment nestles into the next, allowing for individual variation while using every square foot. Open space is often common. Amenities like a pool or tennis court for a group of owners or tenants is increasingly popular. This better use of space is not only economical. More and more Americans are two income families with a preference for enjoying leisure time rather than spending it cleaning or cooking. GENUINE BRASS BEDS: HOME FASHION INVESTMENT During the past five years, brass beds have been enjoying a surge of popularity which from all indications will be increas­ ing. The home fashion consumer is still holding a love affair with nostalgia and Victoriana. There's also a definite direction toward more luxurious and elegant furnishings and moods. Brass bed bandwagon And, now, a new factor has joined the brass bed bandwagon in the form of a "buy now be­ fore the price rises" attitude of the inflation hit American con­ sumer. In previous years if inflation was expected to get worse, con­ sumers believed it was a bad time to purchase big ticket items. The logic was that staples were going to cost more, so it was no time to splurge on things that £ould be deferred. But, a curious phenomenon is occurring today. The really large purchases such as homes and cars are almost prohibited by high interest rates. Affordable luxuries So, we find many consumers looking for affordable luxury items which would be wise to buy, before the price rise gets worse! The evidence of this behavior can be seen throughout the home furnishings industry as manufacturers respond to con­ sumer demands for better woods, more luxurious fabrics and quality workmanship. And it's exceptionally evi­ dent in the popularity ofbrass in beds and in home accessories. . ' f j j A good investment Genuine brass is a precious commodity. There's little doubt that its price will rise. The con­ sumer apparently is aware of this- and is willing to spend a jJittle more <V Wife**** twill increase in value and the investment! »y smaller, better de­ signed housing. Of course, in this country, there is never any one trend. And, just as one group of people will seek one solution to living, another will find a different way. For many, all the extra space : 2?% Z *'*r- » they want is "to be found in old buildings which can be restored. Renovation most often takes place in city centers. Low initial cost is a factor, but easy access to metropolitan activities is also relevant. Jobs in town are easier to get to; so are shops, muse­ ums and the theatre. ^ " Time is a vital part Vf mood. People don't want to work at relax and living preftr in food. . T iiy units are smaller, with each family member off doing his own thing during the day, they want to relax when they are together. The walls between dining room and kitchen have come down. What used to be the den is now part of the living room or as is a basically cheerful feeling Soft but bright pastels, sunshine and ice cream tones seem to add an innocent optimism in this complex world. "Above all," says Ander­ son, "Americans, men and women, have become much more sophisticated and less self conscious about their homes.
