RTE. 120 McHENRY MARKET PLACE 305 6455 Cash Rents by Brian Sager, Extension Adviser, Agriculture Over time, land owners cannot expect to receive as much income from a cash lease as from a crop share lease. Rightly so, because the tenant assumes all of the risk in growing the crops, and that risk must ultimately be paid > for. In the short run, however, land owners may enjoy higher cash rent incomes. This is possible when there is competition for land and a succession of tenants are willing to pay more than a cash lease is really worth. In 1981, when corn was still above $3 per bushel, a lot of cash rents were set for 1982. They were established upon expectations that the corn price would remain above the $3 mark. When corn prices fell, tenants were locked into uneconomic cash rents. As long as inflation was booming along, cash rates tended to lag behind their actual value and became fairly popular \with tenants. Now that we are in a different economic situation, a new set of rules has been in troduced. Often, cash rents are too high. Many who have been caught in this position have asked, "Why not make cash rents ad justable?'1 This can be done, but it basically amounts to an attempt to make a cash lease result in equitable sharing which is what a crop share lease would have done in the first place. What is a reasonable cash rent? Simply, it is a rate that will allow a tenant to earn a fair return. This may or may not be the "going rate". It must be based upon the land's ability to produce and the expected prices for products. A workable cash lease formula is t<* take the gross dollar corn value, multiple it by 35 to 38 percent, add per acre tax costs, and subtract a logical amountJtor risk. To plug into tnre for mula, begin with\five year com average. This is easy to determine if appropriate records are kept. Taxes are as easily obtained as they are a known factor. Unfortunately, the corn price and a value for risk are not as easily determined and, therefore, present some variables. Let's assume that a particular piece of land has a five year corn yield average of 125 bushels per acre and that the price of corn is $2.50 a bushel. When multiplied, we have a gross dollar value of $312.50 per acre. Thirty six percent of this figure is $112.50. If we add $21.50 for taxes and deduct $18.50 for risk, we arrive at a cash rent of $115.50 per acre for land at the 125 bushel average yield level. If yield capability is higher, the cash rent would be higher; if lower, the rent should be lower. Of course, a higher or lower corn price would also affect the rental rate, as would a variation in taxes. A cash rent of $115.50 may seem to be a low cash rent to many. Based upon known gr ain prices, however, it is realistic. Of course, different producers can pay different rates for cash rent. An established grower, with a lot of owned or rented land on a crop share basis can spread the risk over that acreage and would be in a better position to pay a higher rate. A beginning farmer with limited assets could not pay as much. There is no doubt that cash rents have a definite place in today's production agriculture. The task is to apply them as equitably as possible. Unfortunately, that is not always easy. Where will your family be Sunday? If you've had this problem you | know what a messy job it can be! Here's a suggestion you might find helpful: Place a sheet around the base of the tree. Fasten the ends together with safety pins. Now pull the sheet up over your tree and fasten it at the top with safety pins. Your tree is now all covered and ready for moving! Bv Joan Dietrich In these days of high unemployment and shortened hours, many people have extra time on their hands and feel frustrated because they have nothing to keep them busy. Although extra income would be most helpful, volunteering yourself for no pay can be the next best alternative simply because you feel useful. Helping Paws can always use volunteers, whether it be for large or small projects. We can also use new ideas. So, why not consider Helping Paws? Call the office to see where your time and talents can be put to «se. 459-2641. All pet adoptions must be validated by the signing of a contract, along with the adoption fee which includes the cost of the spay or neuter surgery from a vet of Helping Paws' choice, or a deduction from the cost of the surgery if done by a vet of your choice. When adopting a pet through Helping Paws, please for your future reference, keep name, address, phone number of the person from whom you adopted pet, and adoption fee, by check, payable to Helping Paws. As she'd been looking through the telephone book, her eyes fastened on the listing: "Finder of Missing Per sons". Now, someway, she's mustered up the courage to make the phone call. Her little-heart pounded loudly in her ears as the phone rang on the other end. What would she say to the "big" man (well-known heir- finder, Bill Jones)? What would he care about a little girl's call • a little girl who had no money to pay for a fee. Would he sigh, "Oh, no, what a botheration on a holiday - Christmas Day, no less?" Would he say, "Sorry, little girl, I've just got too many other cases to handle - and cases with big money to gain?" As the "big" man picked up the phone and listened - his heart was touched. Here was one little girl - her only Christmas wish to find her real daddy! Christmas Day or no Christmas Day, Bill Jones took up the challenge like he'd never taken on any assignment before. That very same day the little girl's father was found! But something just as great happened within the heir- finder's heart - the joy of having a part in helping a little girl's Christmas dream become real. That joy was worth more than any accumulation of heir-finder's fees for a lifetime. This year may you receive the greatest Christmas bonus ever - simply because you found "Room in the inn" to make others happy.
