Realtors Record By Yvonne Beer, Executive Officer, McHenry County Board of Realtors Now that mortgage interest rates are lower, some home owners are wondering whether to finance their higher fixed-rate mortgages. Trading in your old mortgage for one with lower interest could, in some cases, provide long-term savings of thousands of dollars. The McHenry County Board of Realtors urges you, however, to consider some factors before you rush to your lender. First, there are charges involved. According to Columnist Andrew Leckey, a new application fee will generally cost about $200 and a len­ der's title policy about $150. This policy insures the title in favor of the new lender, and may not require the full title search that was required with your initial mortgage. In addition, some institutions charge "points" as an origination fee for the re-financed mortgage. Each point represents 1 percent of the loan. Thrift institutions and banks currently charge anywhere from 1 to 3 points for a mortgage renegotiation. The difference in points can have a big effect on your costs. For example, in a refinanced $60,000 loan, a 2 point charge would be $1,200, while a 3 point charge comes to $1,800. According to one loan official, it would take 13 to 21 months of monthly principle payments to cover these one-time refinancing charges. So, if you're thinking of selling your home within two years, refinancing an existing $60,000 mortgage wouldn't be profitable. Another important consideration is your tax situation. If, for instance, you're in the 50 percent tax bracket, your actual monthly savings from a re-negotiated mortgage only will be half the difference in interest charges. Your accountant should look over your individual tax situation before you decide. If you've taken all these factors into account and you decide to refinance your fixed-rate mortgage, the McHenry County Board of Realtors suggests you do some "shopping around" to find an institution that will give you the best deal. The trustees, with the MCCD wildlife rehabilitation and education committee, discussed plans for the proposed 3,200-square-foot structure at a special meeting at district headquarters Wednesday night. The structure will be built on the 56- acre Kishwaukee park parcel under development by the city in cooperation with MCCD on a former landfill site, north of Dieckman street and south of U.S. 14 in Woodstock. The building and three acres of the parcel will be a treatment and rehabilitation center for injured birds and animals. Since the beginning of the MCCD wildlife rehabilitation program in 1975, treatment of injured birds and animals has been done in the homes of Sally Joosten and Andrea Kane, two committee volunteers. The program, which is aimed at treating and releasing injured wildlife, has taken in some 1,000 birds and animals this year, said Sally Joosten, MCCD wildlife director. The district has $8,000 remaining in its building fund for the current fiscal year ending June 30, and a projection for funds next year has not been made, said MCCD Executive Director Ken Fiske. Construction o! the facility is ex­ pected to begin in April, Fiske said. MCCD funds supply food, medicine and cages for the wildliife rehabilitation project. MCCD em­ ployees Joosten and Kane are paid for their activities in wildlife education. The two women are non-salaried volunteers in the rehabilitation part of the program. The board introduced the possibility of establishing a foundation to help fund such wildlife rehabilitation projects as the proposed facility. MCCD attorney Scott Green presented research on a foundation which might comprise a seven- member board of directors, 25 voting members and an unlimited number of non-voting members. Four directors would be elected by the foundation's voting members and three appointed by the MCCD Board Of Trustees. Lamprecht assured the committee the district intends to maintain its current level of support for wildlife rehabilitation programs. But he suggested a support group independent of the district might gain additional funding through donations. State law forbids taxing bodies to solicit donations for programs. "The conservation district cannot solely support wildlife rehabilitation projects without increasing funding," Fiske said. "And the way our economy looks, an increase in funding probably is doubtful." The first phase of the proposed rehabilitation structure will include convalescent areas for .birds and mammals, isolation areas for patients with contagious diseases, a kitchen, commissary, utility and cleanup room. The final phase will include plans for a meeting room and reception area, office, treatment room, nursery and additional storage. Secretaries In District Update The February meeting of the Fox Valley chapter of Professional Secretaries International will be held Wednesday, Feb. 16, at 7 p.m., at the offices of Zukowski, Poper, Rogers and Flood, 50 Virginia street, Crystal Lake. The Fox Valley chapter of PSI will be visited by the division contact, Mrs. Gerry Craddock, who will speak about current events at the division level and answer any questions regarding PSI. Post Office On Holiday Schedule it The McHenry post office will operate on a holiday mail schedule Monday, Feb. 21, in observance of Washington's birthday. Postmaster LeRoy M. Smith said regular residential and business deliveries and pickups from collection boxes will not be made, and usual post office lobby services will not be available. Delivery of certain expedited mail services will continue during the holiday weekend. These include special delivery and express mail.' Mailers should contact the post office (385-0816) for information about holiday schedules. MARY AALTO ROSEMARY BIELAWA CONNIE BLIETZ Three veteran staff members were promoted to vice-president at McHenry Savings and Loan association's annual shareholders meeting. The new officers are Mary Aalto, Rosemary Bielawa and Connie Blietz. A 14-year employee of the S&L, Mary Aalto heads the accounting department. A native McHenryite, she started as a teller in 1969. Later she switched over to bookkeeping when it was a one-person function. As McHenry Savings grew, she super­ vised her department's steady ex­ pansion. She played a major role in the association's conversion to computer operations. In her leisure time, Mary is interested in crafts and horseback riding. Rosemary Bielawa has been with McHenry Savings since 1974. Last year she was appointed corporate secretary of the association in ad­ dition to her other duties as manager of the loan servicing department. It's a job described as calling for "an unflappable nature" and careful attention to every detail. Rosemary has raised four children, ages 19 to 26, and she enjoys reading and crafts in her spare time. Connie Blietz started as a teller in 1967, then left for three years to raise a family. Returning in 1973, she moved into the new accounts department. Here she had great success in helping customers open savings accounts and, later, checking accounts. This led to her managing the savings department. In this work she has become an expert on the growing complexity of savings and the ever-widening array of savings plans at the S&L.
