Expect no big change in mortagage rates PAGE 5 - PLA1NDEALER-WEDNESDAY, MARCH 28, It84 By Yvonne Beer, Executive vice-president, McHenry County Board of Realtors Hie McHenry County Board of Realtors responds to questions about real estate: Q-Will there be any noticeable decline in mortgage interest rates in the foreseeable future? A--According to data com piled by economists at the National Association of Realtors, there will be no significant changes in mortgage interest rates. Modest declines of % to 1 percentage point from the current fixed-rate mortgage level of 13.5 percent may occur ' by summer. However, the rate could start to rise in the fall and continue to increase through 1985. The hugev federal budget deficit and fears of future deficits are keeping interest rates from returning to more acceptable historical levels. Expectations that massive government borrowing may soon crowd out businesses and individuals who want to make investments in housing, office, and industrial structures are causing interest rates to be far ealtors ECORD higher than they outherwise would be. Long-term mortgage interest rates now are averaging about 9 percentage points above the inflation rate-more than double the gap during the last 30 years. No change in the situation can be expected unless the government takes positive steps to reduce the federal deficit. Prospective home buyers who wait to see if there will be a modest decline in mortgage interest rates risk paying higher home prices. Resale home prices are expected to increase about 6 percent during 1984. Q-How do condominium association maintenance fees compare with similar costs for a single-family home? A-This is an "apples and oranges" question because some condominiums offer amenities not found in a typical single-family home such as swimming pools, tennis courts, exercise and party rooms, security systems, maintenance personnel or even a receptionist. According to experts, if you compute similar expenses such as a percentage of upkeep, repairs, insurance, landscaping and utilities, condominium fees are comparable to single-family home maintenance costs. Increases in condo fees are usually based upon the rate of inflation on goods and services involved. While most condominiums offer some amenities not found in single-family homes, many condominiums are more af fordable for first-time buyers. Condo fees generally reflect the number of amenities as well as the condition of the complex. First-time buyers concerned with monthly payments may wnat to consider condos with fewer amenities and propor tionately lower monthly condo fees. (Mike) Stahl, Jr., of 27708 N. Hickory, McHenry, has been awarded a Presidential Citation by Illinois Bell for outstanding community service. Stahl was one of 17 company employees selected for the honor from among the company's 24,000 employees. Recipients of the company's highest community service honor, the Alexander Graham Bell Award, will be selected from among the Presidential Citation winners. Stahl, who is a central office technician in the company's Libertyville office, spearheaded a drive to install a storm sewer in the Mylith Park subdivision which had been plagued with flooding for several years. The subdivision is the site of a number of converted summer homes owned by retired persons and young families. The flooding problem had been largely ignored by the former summer residents because they were not present during the periods of heaviest rainfall. Starting in the fall of 1980, Stahl worked to arrange for government financing for the drainage project and to con vince residents not affected by the flooding to support the ac tion. He also helped arrange for government loans for some residents who could not afford conventional home im provement loans. Stahl and the other Presidential Citation winners were honored at a luncheon in Chicago March 14. In fact, young local fans have expressed enthusiasm over its success in the Phoenix area. The young musicians credit their start toward that success to something as simple as a bit of hard luck involving the starter on their truck. Scott Thompson was using the truck to help his girl friend move when he ran into the mechanical problem. Another young man was working on his car in the same parking lot. Noting the latter's Rail (a Spokane-based rock group) T- shirt, Thompson struck up a conversation and discovered he was talking to a talent agent. Just two months later, Moon opened Rail's Phoenix concert at Graham Central Station. Things have been going well ever since. Moon includes former area residents Randy Scott, John Guffa, Scott Thompson and Dannie Schramm. The young men will be returning to this area during July and August to visit family and friends.
