SECTION 2 - PAGE 4 - PLAIINDEALER HKR AI.I). FRIDAY , NOV EMBER 23, 1984 Business Trend is to smaller houses By Yvonne Beer, executive vice- president, McHenry County Board of Realtors Declines in the level of housing affordability over the past six years have led to rrugor changes in the homebuying market. The Housing Af fordability Index of the National Association of Realtors shows the typical American family has not Men able to afford the median-priced existing home since November, 1978. while the index improved dramatically 1963 and the first part of in starting out in lower priced condominiums. While the median resale home nationwide sells for about $74,300, the typical family with an income in the range of $25,700 can afford a home priced about 861,600. In the last few months. ealtors ECORD The most popular size for a home is in the range of 1,000 to 1,500 square feet. Homebuyers interested in units of less than 1,000 square feet increased to 24 percent this year from 15 per cent last year. Some economists believe the trend toward condorhiniums and townhouses will continue, 1984, the affordability level for homes has been ° slipping recent months. This has a dramatic impact on younger, first-time homebuyers. Instead of buying a single family detached home, many are smaller hoijie. approximately one-third of all existing homes sold were priced under $60,000. What this means is that first- time buyers must often lower their sights and start out in a interest rates and increasing home prices. Buyers seem to be interested more in the amenities of both a home and its surrounding community than they are in the size of the unit. • If a larger home is of par ticular importance, potential buyers should not overlook the possibility of below-market, seller-financingand assumption of low interest FHA or VA loans.
