Even adjustable rate mortgages (ARMs) are getting the close second look they deserve. One of the current alternatives being considered by some homebuyera is the lease option. ealtors ECORD Under the proper cir­ cumstances, a lease-option can by a very good path to home ownership. Simply stated, it is the grant of a right for a limited period of time to purchase property, often at a predeter­ mined price. Generally, it locks in the home at a particular price for a period of one to five years. During the option period, the potential buyer leases the home. The occupant becomes the owner when the option to purchase is exercised. A lease-option can be an ex­ cellent alternative for someone who can afford monthly payments but cannot afford to make a downpayment, generally about 20 percent of the sale price. At the same time, the seller must be in a position of wanting to sell the home but not in immediate need of its cash equity. Usually, the buyer pays an option fee to obtain the option to purchase and rents the home for an amount that is somewhat above the going market rate for comparable rental properties. Often, a portion of the rent is credited toward the down- payment. Another , alternative frequently used is to set the rent at the market rate with none of it going toward the downpayment. this gives the potential buyer time to save for a downpayment and to arrange financing. There are many variations to the lease-option and terms are negotiable. In effect the seller offers an exclusive option tp the potential buyer and is Com­ pensated for the option. If the sale does go through, the buyer usually forfeits any funds ac­ cumulated under the agreement toward the downpayment.
