New design appeals to active seniors A new type of housing aimed at a "mature clientele" is planned for West Oakville only steps from the Bronte Harbor. The Catalyst Group is building four new semi-detached "loft bungalows" designed specifically to meet the lifestyle needs of the so-called "empty- nester." "Several years ago, I had some clients who took an early retirement and wanted a house that was low main- tenance, and suited their new indepen- dent lifestyle," says Stephen Mak, a principal of The Catalyst Group. "They wanted a house primarily on one level, efficiently laid out, and able to accom- modate larger family gatherings," he adds. Mak and his partner Daniel Fish began looking for a site that would allow them to build an affordable "loft bungalow" with the principal rooms on the ground floor, and extra bedrooms on the second floor for visitors. "The West Oakville are ideas perfectly," says Fish. " to the harbor, shopping, parks amenities." Based on the response to Catalyst's first ads, it appears the company has hit on a real need. Most of the inquiries have been from young seniors, looking to downsize. but not willing to give up the convenience and the luxury that they have been accustomed to. Fish and Mak have extensive back- grounds in the construction and devel- opment industry. Daniel Fish worked on numerous large construction pro- jects, including custom homes. teamed a fit our It's close and other up with Mak, an architect to form The Catalyst Group, a Design/Build ond development firm. Despite the econom- ic downtown, the firm has flourished, most recently completing a number of custom homes and renovations. "We've been able to get better trades and materials. for less money. and we can pass the savings on to our clients. And, we can still maintain the same level of quality in this project as we do for our custom homes," says Fish. Much of the young senior's markets are looking for houses that are low maintenance so they can spend more time enjoying their free time. Some couples have recreational properties, and want to be able to leave their home for extended periods of time. Generally. this group put a high premium on security. comfort and free. "I'm really excit- ed about this, and the market response has been phenomenal. These designs reflect the demands of the so-called 'empty nesters'. "It's amazing how positively people respond when I tell them about the one floor layout with no stairs for the prin- ciple rooms. Everybody that's interest- ed just hates those stairs in most builder homes." The Town of Oakville is also going to be upgrading the road in the early fall, and the nearby Church has just fin- ished a major addition. It's a sign of confidence in the general appeal of the area.
