A guest speaker, a video or other activity may be planned for the Not all home inspections revea! earthâ€"shattering information, but there is much to be learned in any home that proves an inspection is time â€" and money â€" well spent. The most common statement I hear from purchasers at the beginning of an inspection is, "I‘m pretty sure 1 know what they‘ll find because I already had a good look around." By the end of the inspection, they can‘t believe what was discovered! Take wiring for example. Older, unrenovated homes usually have the old knobâ€"andâ€"tube style of wiring, and most people assume that it all has to be ripped out and replaced with "good" new wiring. In fact, knobâ€"andâ€"tube wiring is perfectly acceptable, as long as its cloth sheathing has not been damaged and it has not suffered the illâ€"effects of overâ€"fusing. And heating systems. That 40â€"year old boiler may look like a clunker, but if it has been well maintained and is running smoothly, it will probably last a lot longer than the more modern and familiarâ€"looking forcedâ€"air furnace that, at a mere 30 years of age, is very likely on its last legs! People think there must be a structural problem when they see a crack running up a waill, but in most cases, cracks are the result of minor settling of the house over the years and nothing to be concerned about. A home inspector can point out deficiencies, that a less UPDATE HOME INSPECTIONS â€" MONEY WELL SPENT experienced person may not see. For instance, if all the electrical outlets in a house are the threeâ€" pronged type, most people assume that the whole house has been rewired with newer, grounded wiring. In reality, there are countiless cases where the threeâ€"pronged outlets ‘ are connected to ungrounded wiring, for safety, it is wise to have grounded wiring in some areas, especially kitchens and bathrooms. Renovations are often another source of confusion. If a bathroom has been updated, for instance, and the pipes directly beneath the sink are made of copper, you might conclude that all the plumbing has been upgraded and the water pressure is adequate, but if the pipes leading up to the bathroom (the risers) or the incoming line from the street are old or too smalll, you could be in for a shock when you‘re showering and someone flushes the toilet. Buying a house is a. substantial investment. Having it professionally inspected makes a lot of sense, because what you see may not be what you get!
