In the past three months or so, two proposals to change this area from low-density residential area to high-density have been presented to the planning department. One proposal includes a six-storey building at Maurice and Lakeshore and another proposal a 15storey building on the south side of Lakeshore, just east of Fortino's. If these happen, they will be just the beginning of a high-rise corridor into downtown from this residential area. Just last April a proposal was made to change Lakeshore properties (Maurice to Dorval) from low-density to medium-density with buildings up to four stories. While residents generally accepted that this area is going to develop, the consensus was for a limit of three-storey development. Some may be live/work condos, such as those at Kerr Street and Lakeshore Road, and this was seen as acceptable provided they would be of quality designs sensitive to this residential area. More than this was deemed totally unacceptable. What good are community consultation meetings if planners and developers totally ignore the outcome? In this case the developer has shown disrespect for the community input by coming back with a proposal at double the height and a request for high-density. I hope that you, our representatives, will uphold your low-rise lower-density residential vision for this area. The notification process and the meeting dates favour the developers in keeping the profile of this issue and meeting attendance low. Only a few streets around the immediate property are notified of these meetings, when in fact it impacts the town generally and cer- tainly anyone living west of Dorval Drive since this is a major entrance to Oakville. The meeting is July 10 when many people are traditionally on holidays. A related OMB hearing is on July 13. One of the attractions of Oakville is its treed low-rise residential town feel. Obviously any development will decimate the big trees. However, I implore you to be passionate about preserving our residential feel and to speak out and vote against these high-density high-rise proposals.
