"We were all under the assumpâ€" tion when we moved here that there would be development north of Upper Middle Road," said Mike Volpe, owner of Not Just Flicks. "But there is nothing here and we are paying about the highest taxes in Oakville." MET YEAR AGO Sparling, who had met with the merchants on the same issue a year ago, agreed with the group that the plaza was "over assessed" based on the expectation of further developâ€" ment in the area. passage to manhood in Montana. The tenants are currently paying their portion of the provincial realiâ€" ty tax on the property as part of their maintenance fee, as well as, a business tax and a shared parking tax to the Town. "The reality tax on the plaza was $268,000 for last year," said Ivor Seymour, comptroller of the History Hill Group which built the shopping plaza at the corner of Third Line and Upper Middle Road in 1990. The landlord and a majority of the tenants have appealed the 1991â€" 1992 reality taxes and have been waiting for over a year to have a hearing with the Ontario Assessment Review â€" Board. According to Seymour, they don‘t expect to meet with the Board until the latter part of this year. Sparling offered to help the tenâ€" ants present their case to council. Sparling said he would aim to get a hearing for the tenants at the May 31st council meeting. ONE VACANCY Seymour later told North News that his company owns similar properties in Mississauga which are assessed at $2.59 per square foot. "Abbey Plaza is assessed at $3.28 per square foot," he said, "and I think it should be more like $2.75 per square foot." He said that only two of the 20 units in the plaza are empty and that although he knows some of the tenâ€" ants might be having problems, it has not affected rent payments. Seymour is optimistic that the plaza will attract more customers after the Upper Middle Road bridge opens. _"My experience in other parts of Ontario is that when a bridge opens, it helps our tenants," he said.
