The Planning Services department will be presenting a recommendation report with respect to the development proposal at this meeting. A study of the Speers Road corridor is being carried out as part of the town's Official Plan Review. The purpose of the study is to confirm long-term land uses and opportunities for intensification suitable for the area. The study has resulted in a town-initiated official plan amendment which would modify the text and schedules of the Livable Oakville Plan pertaining to the lands along Speers Road. The effect of the amendment will be the provision of new policies in the Livable Oakville Plan specific to the Speers Road Corridor which identify the area as: • a "special policy area" having an area-specific goal, objectives and policies to guide future development which reflect the unique context of Speers Road within the town; • an "employment area" and an "employment mixed use corridor" permitting a broadened range and mix of uses for business and economic activities, including office uses, public halls, service commercial uses, indoor sports facilities, places of entertainment, and arterial commercial uses as newly defined; • an "intensification corridor" with policies to direct and encourage employment intensification opportunities; and, • a "regional transit priority corridor" with policies encouraging new develop to be transit supportive, and to create a multi- modal environment with enhanced options for transit users, pedestrians, and cyclists. The proposed policies also identify the Bronte GO Station as a major transit station area requiring further study. The amendment will result in changes to the following parts of the Livable Oakville Plan: • Section 26 (Special Policy Areas); • Section 27.1 (Exceptions - South West); • Section 29.5 (Glossary); • Schedule F (South West Land Use); • Schedule G (South East Land Use).
