During a presentation before the town's Monday, Dec. 7 meet- ing of the planning and develop- ment council, town staff noted Mattamy (Joshua Creek) Limited is asking for zoning changes so it can construct 1,031 residential units on 60.5 hectares of land lo- cated on the south side of Burn- hamthorpe Road East and west of Ninth Line. The development would also feature two neighbourhood parks, a village square and a Catholic elementary school. The residential units will be made up of 687 detached dwell- ings and 344 townhouse units. This property is part of a much larger development plan for the area, and there are multiple sub- division proposals either ap- proved or under review to its im- mediate south and east. Councillors raised several concerns about the proposed de- velopment. Ward 6 Coun. Tom Adams talked about a requirement that a mixed use/non-residential build- ing be included on the property. The developer has argued the elementary school meets that re- quirement, but Adams said it was important for there to be some kind of commercial activity, such as a daycare operation, at the site. Ward 7 Coun. Pavan Parmar questioned whether population projections for this proposed de- velopment had been shared with the school boards so they can make plans to accommodate it. Ward 5 Coun. Marc Grant said he was concerned that only one member of the public attended a public information meeting about the proposal, which the de- veloper held Feb. 11. "We've had no responses to this one development because there's nobody living around there, but the people who live south of this area will feel the im- pacts in the future," said Grant.
