Deed of Land between Lillie Bradley, George Elliott Levitt and Marshall Ernest Levitt (Trustees of the Queenston Regular Baptist Church) and Queenston Women's Institute, in regard to Lot No. 141 in the Village of Queenston. This Indenture made (in duplicate) the nineteenth day of September one thousand nine hundred and twenty-eight.

In pursuance of the Short forms of Conveyances Act,

Between

LILLIE BRADLEY, of the Village of Queenston in the County of Lincoln, Married Woman, GEORGE ELLIOTT LEVITT of the same place, Garage Proprietor, and MARSHALLL ERNEST LEVITT of the City of St. Catharines in the County of Lincoln, Esquire, Trustees of the Queenston Regular Baptist Church (hereinafter called the Grantors) OF THE FIRST PART

and

QUEENSTON WOMEN'S INSTITUTE (hereinafter called the Grantees) OF THE SECOND PART.

Whereas at a meeting of the congregation of the Queenston Regular Baptist Church held on the seventh day of May, 1914 duly called for that purpose the grantors were duly appointed trustees for that church and have since continued to act and are now acting as such and

Whereas the land hereinafter described is no longer necessary to be retained for Church purposes, and

Whereas the trustees duly advertised the same to be sold by public auction on Saturday the 28th day of July A.D. 1928 at two o'clock in the afternoon on the premises in the said Village of Queenston and

Whereas the grantees became the purchasers of the same for the consideration hereinafter expressed.

Witnesseth, that in consideration of One thousand one hundred Dollars of lawful money of Canada, now paid

by the said Grantees to the said Grantors, the receipt whereof is hereby by them acknowledged, they the said Grantors Do Grant unto the said Grantees in fee simple

All and Singularth at certain parcel or tract of land and premises situate, lying and being in the Village of Queenston in the County of Lincoln being lot number one hundred and forty-one (141) on Queen Street in the said Village of Queenston according to registered Village Plan.

TO have and to hold unto the said Grantees their/successors and assigns to and for their sole and only use forever.

Subject nevertheless to the reservations, limitations, provisoes and conditions expressed in the original grant thereof from the Crown.

The said Grantors Covenant with the said Grantees That they have the right to convey the said lands to the said Grantees notwithstanding any act of the said Grantors.

And that the said Grantees shall have quiet possession of the said lands, free from all incumbrances.

And the said Grantors Covenant with the said Grantees that they will execute such further assurances of the said lands as may be requisite.

And the said Grantors Covenant with the said Grantees that they have done no act to incumber the said lands.

And the said Grantors Release to the said Grantees All their claims upon the said lands.

And the said wife of the said party of the first part hereby bars her dower in the said lands.

In Witness Whereof the said parties hereto have hereunto set their hands and seals.

I, Alexander Fraser of the City of Niagara Falls in the County of Welland

make oath and say:

1. That I was personally present and did see the within Instrument and a duplicate duly signed, sealed and executed by Lillie Bradley, George Elliott Levitt and Marshall Ernest Levittt three of the parties thereto.

2. That the said Instrument and Duplicate were executed by the said parties at the Village of Queenston and the City of St. Catharines.

3. That I know the said parties.

4. That I am a subscribing witness to the said Instrument and Duplicate.

Sworn before me at the City of St. Catharines in the County of Lincoln this 27th day of September 1928.
